Whereas, Bob Vining and Francine Vining are the sole owners of all that certain lot, tract, or parcel of land situated in
the City of Krugerville, Denton County, Texas and being all of Lots 1 & 2, Block L of Country Estates Addition,
Extension No. 3, according to the plat thereof recorded in Volume 9, Page 18, Plat Records of Denton County, Texas,
the subject tract being more particularly described as follows:
BEGINNING at a wood right—of—way post for the Southeast corner of the herein described tract, some being the
Southeast corner of said Lot 2 in the West right—of—way line of US Highway 377;
THENCE South 89 Degrees 32 Minutes 50 Seconds West with the South line of said Lot 2 a distance of 130.42 feet to
a capped iron rod found for the Southwest corner of the herein described tract, some being the Southeast corner of
