OWNERS CERTIFICATE
WHEREAS, JIM PELLEY is the owner of that certain tract or parcel of land
lying and being situated in the Town of Little Elm, Denton County, Texas,
a part of the R. HENSWORTH SURVEY, ABSTRACT NO. 577, and being and
including at/ of Lots 1 and 2 of FRISCO PARK ANNEX, on addition to the
Town of Little Elm according to the Plot thereof recorded in Volume 2,
page 160 of the Denton County Plot Records, said tract or parcel of land
is described as follows; to wit:
BEGINNING at a 2 inch iron pipe found on the North line of Main Street
at he Southeast corner of said FRISCO PARK ANNEX and said Lot 1 for
the Southeast of the premises herein described, said corner being
Southwest corner of a tract conveyed to Kenpor, L.L.C., as evidenced by
a deed recorded in Volume 4179, page 1 of he Real Property Records of
Denton County;
THENCE along the North line of Main Street, North 73 degrees 56 minutes
West a distance of 103.81 feet to an 112 inch iron rod found at the
intersection of said North line with the East line of Park Street for the
Southwest corner of said Lot 2;
THENCE along the West line of Pork Street, North 00 degrees 30 minutes
East a distance of 92.14 feet to an 112 inch rod found for the
Northwest corner of said Lot 2, said corner being the Southwest corner
Lot 3;
THENCE South 89 degrees 30 minutes East along the common line
between Lots 2 & 3 of 50 feet passing the Northwest of said Lot 1 and
in all a total distance of 100.00 feet to the Place of BEGINNING and
containing 0.24 of on acre of land.

NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS:
THAT JIM PELLEY does hereby adopt this plat designating the hereinabove
described property as LOT 1R, a REPLAT OF LOTS 1 and 2, of FRISCO
PARK ANNEX, an Addition to the Town of Little Elm, Texas; and does
hereby dedicate to the public use forever the streets and alleys shown
hereon; and does hereby dedicate the easement strips shown on the plat
for the mutual use and accommodation of ail public utilities desiring to
use, or using some. No buildings, fences, trees, shrubs or other
improvements shall be constructed or placed upon, over or across the
easement strips on said plot. Any public utility shall have the right to
remove and keep removed all or part of any buildings, fences, trees,
shrubs or other improvements, or growths, which in any way endanger or
interfere with the construction, maintenance, or efficiency of its respective
system on any of these easement strips, and any public utility company
shall at all times have the right of ingress and egress to and from and
upon any said easements for the purpose of construction, reconstructing,
inspecting, patrolling, maintaining and adding to or removing all or part of
its respective systems without the necessity at any time of procuring
permission of anyone.
