which a 60D Nail found bears North 78 degrees 29 minutes 08 seconds West, a distance of 1.36 feet and
also from which a PK Nail found being the monumented southwest corner of said Magnolia Crossing,
bears North 90 degrees 00 minutes 00 Seconds West, a distance of 30.90 feet;
THENCE North 25 degrees 13 minutes 57 seconds East departing the south line of said Magnolia Crossing
and along the east line of a 0.14 acre tract dedicated for right-of-way by said Magnolia Crossing and
