WHEREAS, TONYA I. SPENCE is the owner of that certain tract or parcel
of land lying and being situated in Denton County, Texas, a part of the
C.B. EMMONS SURVEY, ABSTRACT NO. 403, and being and including ail
that some tract described in a deed to recorded in Volume 4744, page
3588 of the Real Property Records of Denton County, said tract or
parcel of land is herein described as follows; to wit:
BEGINNING at on 112 inch iron rod found in Shady Oaks Drive (a
County Road) for the Northwest comer of the premises herein
described, said comer being the Northeast comer of a tract described
in a deed to L- E Williams, et ux, recorded in Volume 1138, page 216
of the Real Property Records of Denton County;
THENCE with Shady Oaks Drive, South 87 degrees 22 minutes 38
seconds East 557.26 feet to a 318 inch iron rod found for corner at
a bend in said Road;
THENCE with Shady Oaks Drive, South 06 degrees 57 minutes 44
seconds West 397.44 feet to an 112 inch iron rod found for comer at
o bend in said Road;
THENCE with Shady Oaks Drive, South 87 degrees 21 minutes 56
seconds East 29.16 feet to a PK Nail found for a corner hereof, said
comer being the Northwest corner of the Nordizzi Addition, recorded in
Cabinet V, page 372 of the Plat Records of Denton County;
THENCE South 06 degrees 46 minutes 52 seconds West 437.00 feet to
an 112 inch iron rod found of the Southwest corner of Lot 1, Block A
of the said Nordizzi Addition, said comer being the Northwest comer of
a 10.60 acre tract described in a deed William R. Worthy, et ux,
recorded in Volume 2505, page 876 of the Real Property Records of
Denton County;
THENCE South 07 degrees 20 minutes 53 seconds West 35.44 feet to
a steel fence comer post maintaining the Northeast corner of a record
36.757 acre tract described in a deed to Whitfield W. Byers recorded in
Volume 1820, page 662 of the Real Property Records of Denton County,
said comer being the Southeast comer hereof,
THENCE North 86 degrees 20 minutes 05 seconds West 563.05 feet to
a steel fence corner post at the Southwest comer hereof, said comer
being the Southeast comer of said L. E. Williams tract;
THENCE North 05 degrees 22 minutes 31 seconds East a distance of
858.23 feet to the Place of BEGINNING and containing 11.11 acres of
land.
NOW THEREFORE, KNOW ALL MEN BY THESE PRESENTS:
That I, TONYA 1. SPENCE do adopt this plat designating the
property described hereon as the SPENCE ADDITION, on addition
to Denton County, Texas, and do hereby dedicate to the Public
use forever, the street right-of-ways and easements as shown.
