tract or parcel of land lying and being situated in Denton County, Texas, a
part of the CARRY WATSON SURVEY, ABSTRACT NO. 1400, and being and
including all that One Acre of land described in a "Correction Deed
Confirming Dedication" to Mack Rock Water Supply Corporation recorded in
Volume 4801, Page 2109 of the Real Property Records of Denton County,
said tract or parcel of land Is herein described as follows; to wit:
BEGINNING at a steel pin set in New Hope Road at the southeast corner of
a tract described in a deed from Georgia B. George to Humberto Garza, of
ux, recorded in Volume 621, Page 322 of the Denton County Deed Records,
said corner being the northeast corner of the premises herein described;
THENCE along the east lineof a tract said to contain 19.958 acres as
described in a deed from Lorraine Robinson to Georgia B. George recorded
in Volume 618, Page 223 of the Deed Records of Denton County, south 01
degrees 21 minutes 02 seconds west 106.22 feet to a steel pin set in New
Hope Road at the southeast corner of sold One Acre;
THENCE north 86 degrees 13 minutes 15 seconds west at 30.02 feet
passing an 1 /2 inch iron rod set for reference and In all a total distance
of 431.52 feet to an 1 /2 inch iron rod set on the east line of the Union
Pacific Railroad right—of—way at the southwest corner hereof;
THENCE along said east line, north 24 degrees 17 minutes 44 seconds
east 113.58 feet to an 1/2 Inch iron rod found at the southwest corner
of said Garza Tract for the northwest corner hereof;
THENCE south 86 degrees 29 minutes 56 seconds east at 357.19 feet
passing an 1 /2 Inch iron rod set for reference and in all a total distance
of 387.21 feet to the place of BEGINNING and containing 1.00 acre of
land,

1) Water service to be provided by Black Rock Water Supply Corporation.
2) Sanitary sewer to be handled by facilities approved by the Denton
County Health Department.
3) The maintenance of paving, grading and drainage improvements and/or
easements shown on this plat are the responsibility of the individual
property owners and do not constitute acceptance of some for maintenance
purposes by Denton County.
4) All surface drainage easements shall be kept clear of fences, buildings,
foundations, plantings, and other obstructions to the operation and
maintenance of the drainage facility.
5) Blocking the flow of water or constructing improvements in surface
drainage easements, and filling or obstructing the floodway is prohibited.
6) Denton County will not be responsible for any damage, personal injury,
or loss of life or property occasioned by flooding or flooding conditions.
7) The existing creeks or drainage channels traversing along or across the
addition will remain as open channels and will be maintained by the
individual property owners of the lot or lots that are traversed by or
adjacent to the drainage courses along or across the lots.
8) Construction not complete within two years of the Commissioner Court
Approval shall be subject to current county subdivision rules and regulations.
9) A driveway culvert must be obtained from Rood & Bridge Department by
the owner of each lot prior to the construction, installation, or placement
of any driveway access improvements within the dedicated right—of—way.
10) No construction, without proper written approval from Denton County
shall be allowed within an identified FIRM floodplain area, and then only
after a detailed floodplain development permit including engineering plans
and studies show that no rise in the base flood elevation (BFE) will result,
that no flooding will result, that no obstruction to the natural flow of water
will result, and subject to all owners of the property affected by such
construction becoming a party to the request. Where construction is
permitted, all finished floor elevations shall be a minimum of one foot
above the 100--year flood elevation.
