WHEREAS, JOHN WILLIAMSON, is the owner of all that certain tract of land situated
in the J. Williamson Survey Abstract Number 1418, Denton County, Texas and being
all of the called 5.212 acre tract described in the deed from Stephen T. Morgan to
John A. Willaimson et ux recorded in Document Number 2003-190503 of the Real
Property Records of Denton County, Texas; the subject tract being more particularly
described as follows with Bearings based on Texas Coordinate System of 1983 North
Central Zone (4202) based on GPS ties to Geodetic Control:
BEGINNING for the Northeast corner of `the tract being described herein at a 60D
nail found for the Northeast corner of the said 5.212 acre tract in the center of a
60-Ft. wide Private Roadway Easement recorded In Volume 3275, Page 328 of the
said Real Property Records and also being in a gravel road named Rock Ridge
Trail;
THENCE Southwesterly along the said Rock Ridge Trail with the East line of the
5.212 acre tract and the center of the said 60-Ft. Easement the following six calls:
1. Along the arc of a curve to the right having a radius of 575.09 feet, an arc
length of 197.98 feet (chord bearing South 04 Degrees 22 Minutes 00 Seconds
West a distance of 197.01 feet) to the end of the said curve;
2. South 14 Degrees 10 Minutes 54 Seconds West a distance of 46.78 feet to a
1/2 inch iron rod found at the beginning of a curve to the right having a
radius of 108.13 feet;
3. Along the arc of the said curve, an arc length of 124.06 feet (chord bearing
South 47 Degrees 07 Minutes 07 Seconds West a distance of 117.37 feet) to a
1/2 inch Iran rod found at the end of the said curve;

Number 2010-97594 of the said Real Property Records;
THENCE North 88 Degrees 31 Minutes 03 Seconds West with the South line of the
5.212 acre tract and the North line of the said 10.067 acre tract passing at a
distance of 206.36 feet a 1/2 Inch iron rod found at the Northwest corner thereof
and continuing along the some course, In all, a total distance of 394.27 feet to a
1/2 inch iron rod found at the Southwest corner of the 5.212 acre tract;
THENCE Northeasterly along a wire fence with the West" line of the 5.212 acre tract
the following four calls:
1. North 43 Degrees 15 Minutes 40 Seconds East a distance of 227.50 feet to
a 1 /21RS;
2. North 24 Degrees 12 Minutes 55 Seconds East a distance of 163.68 feet to
a 1 /21RS;
3. North 21 Degrees 48 Minutes 12 Seconds East a distance of 57.67 feet to a
1 /21RS;
4. North 55 Degrees 47 Minutes 09 Seconds East a distance of 101.63 feet to
a 1/2 inch iron rod found at a fence corner post at the Northwest corner
of the 5.212 acre tract
THENCE South 88 Degrees 08 Minutes 23 Seconds East along a wire fence with the
North line of the 5.212 acre tract passing at a distance of 414.3 feet a 1/2 inch
iron rod found on the West line of the said 60-Ft. Private Road Easement and
continuing along the some course, in all, a total distance of 444.26 feet to the
PLACE OF BEGINNING and enclosing 5.210 acres of land.
