1. The purpose of this replat is to divide a single lot into three lots.
2. Basis of Bearing is the State Plane Coordinate System, Texas North Central Zone (4202), North American
Datum of 1983, as determined from GPS observations.
3. Landowners are responsible for upkeep and maintenance of Drainage and/or Utility Easements within their
Lot(s), and the roadway ditches within the City right-of-way adjacent to their Lot. Upkeep and maintenance
shall include, but not be limited to the following items:
a. Grass and ground cover shall be kept to a height required by the City Ordinance.
b. The drainage ditches shall be kept free of debris and litter, with particular attention given to keeping the
outlet structure clear at all times.
c. Accumulated sediment shall be removed from the facilities and ditches as required, to ensure that there is no
reduction in function, flow, or detention capacity.
d. No dumping of any type is permitted within the easement areas.

BEING that certain lot, tract, or parcel of land situated in the J. Bridges Survey Abstract Number 36 in the Extra
Territorial Jurisdiction of the City of Krugerville, Denton County, Texas, being all that certain tract of land
conveyed by deed from John Holmes, Trustee, to Brett Spencer Holdings, LLC recorded under Document
Number 2014-106707, Real Property Records, Denton County, Texas, and being all of Lot 1, Block A, Spencer
Addition, an Addition to Denton County, Texas according to the plat thereof recorded under Document Number
2014-325, Plat Records, Denton County, Texas, and being more particularly described as follows:
BEGINNING at a capped iron rod marked RPLS 4561 found for corner in the east line of United States Highway
Number 377, a public roadway having a right-of-way of 120.0 feet, said point being the northwest corner of a
right-of-way flare in the north line of Stewart Road, a public roadway;
THENCE N 01' 18' 11" E, 440.10 feet with said east line of said U. S. Highway to a point in a column for corner,
said point being the most westerly southwest corner of that certain tract of land conveyed by deed from John B.
Holmes, Trustee to Industrial Reserve, LLC. recorded in Document Number 2021-235839, Real Property
Records, Denton County, Texas;
THENCE S 87° 26' 32" E, 758.00 feet with a south line of said Industrial Reserve, LLC tract to a capped iron rod
marked RPLS 4561 found for corner at an inner ell of said Industrial Reserve, LLC tract;
THENCE S 01° 17' 31" W, 460.11 feet with a west line of said Industrial Reserve, LLC tract to a fence corner for
corner in the north line of said Stewart Road;
THENCE N 87' 26' 29" W, 737.99 feet with said north line of said Stewart Road to a capped iron rod marked
RPLS 4561 found for corner at the beginning of said right-of-way flare;
THENCE N 43' 12' 26" W, 28.66 feet with said right-of-way flare to the PLACE OF BEGINNING and containing
8.000 acres of land, of which 0.256 acre is hereby dedicated for public roadway, and designated herein as the
subdivision to the Extraterritorial Jurisdiction of the City of Krugerville, Texas, and whose name is subscribed
hereto, hereby dedicate to the use of the public forever all streets, alleys, parks, watercourses, drains,
easements, rights -of -way, and public places thereon shown for the purpose and consideration therein expressed.
NOW THEREFORE, KNOW ALL MEN BY THESE PRESENTS THAT I, the aforesaid do hereby adopt this plat
designating the herein above tract as LOTS 1 R-1, 1 R-2 AND 1 R-3, BLOCK A, SPENCER ADDITION, being a
replat of Lot 1, Block A of Spencer Addition, an addition to Denton County, Texas, and do hereby dedicate to the
public use forever all utility easements, drainage easements, and streets as shown hereon. All and any public
utilities shall have the full right to remove and keep removed all growths which may endanger or interfere with the
construction, maintenance, or efficiency of its respective system on the utility easement for the purpose of
constructing, reconstructing, inspecting, patrolling, maintaining, and adding to or removing all or part of its
respective systems without the necessity at any time of procuring the permission of anyone.
