COUNTY OF DENTON; WHEREAS WE, Kyle Arnold and Shelly Rae Arnold are the owners
of that certain lot, tract, or parcel of land situated in the J. Bridges Survey Abstract Number
36 in the extra territorial jurisdiction of the Town of little Elm, Denton County, Texas, being
all that certain tract of land conveyed by deed from Billy Wayne Arrington et al to Kyle
Arnold and Shelly Rae Arnold recorded under Document Number 2016-69310, Real
Property Records, Denton County, Texas, and being more particularly described as follows:
BEGINNING at an iron rod found for corner in the south line of Farm -to -Market Highway
Number 2931, a public roadway having a right-of-way of 100.0 feet, said point being the
northwest corner of that certain tract of land conveyed by deed from Southern Building and
Investment, LP to Brown Development 1, Ltd. recorded under Document Number
2011-123204, Real Property Records, Denton County, Texas;
THENCE S 01 0 48' 56" W, 213.82 feet with the west line of said Brown Development tract to
an iron rod set for corner, said point being the most easterly northeast comer of the remnant
of that certain tract of land conveyed by deed from A. L. Evans and wife, Ruby Evans to J.
D. Arrington recorded in Volume 515, Page 595, Deed Records, Denton County, Texas;
THENCE N 880 1 V 04" W, 95.00 feet with a north line of said Arrington remnant tract to an
iron rod set for corner;
THENCE S 01 0 4856" W, 117.86 feet with a north line of said Arrington remnant tract to an
iron rod set for comer;
THENCE N 880 11'04" W, 80.00 feet with a north line of said Arrington remnant tract to an
iron rod set for corner;
THENCE N 01 0 48'56" E, 334,30 feet to an iron rod set for corner in said south line of said
Farm -to -Market Highway, said point being the most northerly northeast corner of said
Arrington remnant tract;
THENCE along the arc of a curve to the right having a central angle of 00* 30' 13", a radius
of 5674.58 feet, an arc length of 49.87 feet, whose chord bears S 87* 05' 41 " E, 49.87 feet
with said south line of said F. M. Highway to an iron rod set for corner;
THENCE S 870 25' 06" E, 125.15 feet with said south line of said F. M. Highway to the
PLACE OF BEGINNING and containing 1.080 acre of land, of which 0.080 acre is hereby
dedicated for public roadway
NOW THEREFORE, KNOW ALL MEN BY THESE PRESENTS THAT 1, the aforesaid do
hereby adopt this plat designating the herein above tract as LOT 1, BLOCK A, KYLE
ARNOLD ADDITION, an addition to Denton County, Texas, and do hereby dedicate to the
public use forever all utility easements, drainage easements, and streets as shown hereon.
Ail and any public utilities shall have the full right to remove and keep removed all growths
which may endanger or interfere with the construction, maintenance, or efficiency of its
respective system on the utility easement for the purpose of constructing, reconstructing,
inspecting, patrolling, maintaining and adding to or removing all or part of its respective
systems without the necessity at any time of procuring the permission of anyone.
