COUNTY OF DENTON; WHEREAS 1, Brent C. Scott, am the owner of that certain lot, tract or parcel of land
situated in the F. Trevino Survey Abstract Number 1243 in the City of Krugerville, Denton County; Texas, being a
part of that certain tract of land conveyed by deed from Point Bank, N. A. to J. W. Carpenter, Jr and wife,
Barbara Jean Carpenter recorded in Volume 5366, Page 1036, Real Property Records, Denton County; Texas,
and being all that certain tract of land conveyed by deed from J. W. Carpenter, Executor to Brent C. Scott
recorded under Document Number 2007-42783, Real Property Records, Denton County; Texas and being more
particularly described as follows:
BEGINNING at an iron rod found for corner in the east line of United States Highway Number 377, a public
roadway having a right-of-way of 120.0 feet, said point being the southwest corner of that certain tract of land
conveyed by deed from Nancy Kay Wilhite to Robert E. Bell and wife, Cindy A. Bell recorded in Volume 1368,
Page 614, Real Property Records, Denton County, Texas;
THENCE S, 86* 56' 39' E, 289.25 feet with the south line of said Bell tract to an iron rod found for comer, said
point being the southeast comer of said Bell tract;
THENCE N 03* 37' 20" E, 90.01 feet with the east line of said Bell tract to an iron rod found for comer in the
south line of that certain tract of land conveyed by deed to Tarzan It Corporation recorded under Clerk's File
Number 95-R0079740, Real Property Records, Denton County, Texas, said point being the northeast comer of
said Bell tract:
THENCE S 860 53' 07" E, 110.07 feet with said south line of said Tarzan It Corporation tract to an iron rod found
for comer, said point being the most northerly northwest corner of said Carpenter tract;
THENCE S 02* 57' 37' W, 373.87 feet with a west line of said Carpenter tract to an iron rod found for comer;
THENCE N 860 56' 05' W, 400.33 feet to an iron rod found for comer in said east line of said U. S. Highway;
THENCE N 02* 57' 18" E, 283.91 feet with said east line of said U. S. Highway to the PLACE OF BEGINNING
and containing 2.838 acres of land.
NOW THEREFORE, KNOW ALL MEN BY THESE PRESENTS THAT 1, the aforesaid do hereby adopt this plat
designating the herein above tract as LOTS I and 2, BLOCK A, WOODLAND SQUARE ADDITION, an addition
to the City of Krugerville, Denton County, Texas, and do hereby dedicate to the public use forever all utility
easements, drainage easements, and streets as shown hereon,. All and any public utilities shall have the full right
to remove and keep removed all growths which may endanger or interfere with the construction, maintenance, or
efficiency of its respective system on the utility easement for the purpose of constructing, reconstructing,
inspecting, patrolling, maintaining and adding to or removing all or part of its respective systems without the
necessity at anytime of procuring the permission of anyone.
