NO.36, in the Town of Providence Village, Denton County, Texas, being all of Lot 45, Block C (Commercial Tract),
Liberty at Providence Village Phase I, an addition to the Town of Providence Village, Denton County, Texas, according to
the Plat thereof recorded in County Clerk's Instrument No. 2018-493, Official Public Records, Denton County, Texas, and
being a part of a tract of land described in Special Warranty Deed to KRE5, LLC as recorded in County Clerk's
Instrument No. 2021-167259, Official Public Records, Denton County, Texas, and being more particularly described as
follows:
BEGINNING at a 1/2-inch iron rod with a plastic cap stamped "CORWIN ENG INC." found for the most Westerly
Northwest comer of said Lot 45, Block C, and the Southwest comer of a tract of land described in Warranty Deed to
Charles and Cheri Herp as recorded in County Clerk's Instrument No, 2021-97335, Official Public Records, Denton
County, Texas, said point also being the most Northerly Southeast corner of Lot 44, Block C, of said Liberty at
Providence Village;
THENCE South 88 degrees 42 minutes 23 seconds East, departing the East line of said Lot 44, Block C, along the most
Westerly North line of said Lot 45, Block C and the South line of said Herp tract, a distance of 260.00 feet to a 1/2-inch
iron rod found for the Southeast corner of said Herp tract;
THENCE North 01 degrees 05 minutes 04 seconds East, along the Northerly West line of said Lot 45, Block C, and the
East line of said Herp tract, a distance of 358.74 feet to a 1/2-inch iron rod with a red plastic cap stamped "WAI 5714" set
for the Northerly Northwest corner of said Lot 45, Block C, and the Southwest comer of a variable width right-of-way

THENCE South 88 degrees 35 minutes 57 seconds East, along the South right-of-way of said Liberty Road and the North
line of said Lot 45, Block C, a distance of 872.62 feet to a 1/2-inch iron rod with a red plastic cap stamped "WAI 5714" set
for the Northeast comer of said Lot 45, Bock C, and the Southeast corner of said variable width right-of-way dedication,
on the West right-of-way of F.M. 2931, a 100-foot right-of-way, said point being the beginning of a non -tangent curve to
the left having a radius of 1,195.92, a central angle of 17 degrees 00 minutes 29 seconds, a chord bearing of South 32
degrees 48 minutes 24 seconds West, and a chord length of 353.70 feet;
THENCE along said non -tangent curve to the left, the East line of said Lot 45, Block C, and the West right-of-way of said
F.M. 2931, an arc distance of 355.00 feet to a point for comer from which a 5/8-inch iron rod with a plastic cap stamped
"TXDOT" found bears North 79 degrees 42 minutes 48 seconds, 1.46 feet, said point being the Northeast comer of a
tract of land described in deed to The State of Texas as recorded in County Clerk's Instrument No. 112612, Official Public
Records, Denton County, Texas;
THENCE South 65 degrees 12 minutes 45 seconds West, departing the West right-of-way of said F.M. 2931, along the
