WHEREAS WE, Douglas David Morrow and Kristi Lynn Bennett, are the owners of that certain lot, tract, or parcel
of land situated in the Henry White Survey Abstract Number 1332 in the Extraterritorial Jurisdiction of the Town of
Crossroads, Denton County, Texas, being all that certain tract of land conveyed by deed from Ryan Carl
Lahmann and Elizabeth Marian Lahmann to Douglas David Morrow and Kristi Lynn Bennett recorded under
Document Number 2017-139105, Real Property Records, Denton County, Texas and being all that certain tract
of land conveyed by deed from Ryan Carl Lahmann and Elizabeth Marian Lahmann to Douglas David Morrow
and Kristi Lynn Bennett recorded under Document Number 2019-50775, Real Property Records, Denton County,
Texas and being more particularly described as follows:
BEGINNING at a gin spindle rod found for comer in New Hope Road, a public roadway, said point being the most
easterly northeast corner of that certain tract of land conveyed by deed from Ryan Carl Lahmann and Elizabeth
Marian Lahmann to Todd Atwood recorded under Document 2017-135612, Real Property Records, Denton
County, Texas;
THENCE N 88° 29' 08" W, 34.52 feet with a north line of said Atwood tract to a capped iron rod marked RPLS
4561 set for corner;
THENCE S 57' 52' 21" W, 107.69 feet with said north line of said Atwood tract to a capped iron rod marked RPLS
4561 set for corner;
THENCE N 88' 16' 13" W, 542.80 feet with said north line of said Atwood tract to a capped iron rod marked
RPLS 4561 set for corner at an inner ell of said Atwood tract;
THENCE N 01 ° 46' 05" E, 349.63 feet with an east line of said Atwood tract to a capped iron rod marked RPLS
4561 set for comer in the south line of that certain tract of land conveyed by deed from Ryan Carl Lahmann and
Elizabeth Marian Lahmann to Chris Mays, Kristi Mays and Charlene Ciceron recorded under Document
2016-164254, Real Property Records, Denton County, Texas;
THENCE S 88' 13' 55" E, 665.43 feet with said south line of said Mays and Ciceron tract to a capped iron rod
marked RPLS 4561 set for corner in said New Hope Road;
THENCE S 01° 30' 52" W, 289.06 feet with said New Hope Road to the PLACE OF BEGINNING and containing
5.234 acres of land, of which 0.301 acre is hereby dedicated for public roadway.
NOW THEREFORE, KNOW ALL MEN BY THESE PRESENTS THAT WE, the aforesaid do hereby adopt this
plat designating the herein above tract as LOT 1, BLOCK A, MORROW ADDITION, an addition to Denton
County, Texas, and do hereby dedicate to the public use forever all utility easements, drainage easements, and
streets as shown hereon. All and any public utilities shall have the full right to remove and keep removed all
growths which may endanger or interfere with the construction, maintenance, or efficiency of its respective
system on the utility easement for the purpose of constructing, reconstructing, inspecting, patrolling, maintaining
and adding to or removing all or part of its respective systems without the necessity at any time of procuring the
permission of anyone.
