WHEREAS John R. Brumley and Louise Brumley are the owner of
All that certain tract or parcel of land lying and being situated in the City of
Krugerville, Denton County, Texas, a part of the John Pearson Survey, Abstract No.
1048, and being out of and a part of that certain tract said to contain 7.5 acres
as described in a deed from Leon Brackett to John R. Brumley recorded in
Volume 582, page 291 of the Denton County Deed Records, said tract or parcel
of land more particularly being comprised of the following:
1) All of a tract said to contain 0.58 acres as described in a deed to Charles R.
Brumley and wife, Louise Brumley, recorded under Clerk's Document No.
2006-41573, and
2) All of a tract said to contain 0.12 of an acre of land as described in a deed
to Charles Brumley recorded under Clerk's Document No. 2019-37816,
Said tract or parcel of land is herein described as follows; to wit:
BEGINNING at an one-half inch iron rod (with cap marked "J.E. SMITH 3700")
found on the south line of Brumley Drive for the northeast corner of said 0.58
acre tract and the northeast corner of the premises herein described, a capped
one-half inch iron rod found at the intersection of said south line with the west
right-of-way line of U.S. Highway No. 377 bears south 87 degrees 53' minutes
46 seconds east 1010.60 feet;
THENCE leaving the south line of Brumley Drive, south 02 degrees 06 minutes 14
seconds west 202.52 feet to an one-half inch capped iron rod found on the
south line of said 7.5 acre tract for the southeast corner of said 0.58 acre tract-,
THENCE along the south line of said 7.5 acre tract, common with the north line
of COUNTRY ESTATES SUBDIVISION (per the Plat recorded in Cabinet A, page 112
of the Denton County Plot Records) north 87 degrees 52 minutes 56 seconds
west 150.25 feet to an one-half inch capped iron rod set for the southwest
corner of said 0.12 acre tract and the southwest corner hereof;
THENCE north 02 degrees 06 minutes 14 seconds east 202.52 feet to an
one-half inch capped iron rod set on the south line of Brumley Drive at the
northwest corner of said 0.12 acre tract for the northwest corner hereof;
THENCE south 87 degrees 53 minutes 46 seconds east a distance of 150.25 feet
to the Place of BEGINNING and contain 0.70 of an acre of land.
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS:
THAT WE, CHARLES R. BRUMLEY and wife, Louise Brumley,
do hereby
adopt this plat
designating
the hereinabove described property as the CB
ADDITION,
an addition to
the City of
Krugerville, Texas, and do hereby dedicate in
fee simple,
