NOTES:

Foundation Drive, Pilot Point, Texas 76258.
3. This property forms no part of the owners homestead.
4. Proposed land use for lot 1 Block is Single Family use.
5. This property is with in the City of Aubrey's ETJ.
6. Sanitary sewer to be handled by facilities approved by the
Denton County Health Department.
7. The maintenance of paving, grading and drainage improvements
and/or easements shown on this plat are the responsibility of the
individual property owners and DOES NOT constitute acceptance of
same for maintenance purpsed by Denton County.
8. All surface drainage easements shall be kept clear offences, buildings,
foundations, plantings, and other obstructions to the operation and
maintenance of the drainage facility.
9. Blocking the flow of water or constructing improvements in surface
drainage easements, and filling or obstructing the floodway is prohibited.
10, Denton County will not be responsible for any damage, personal
injury or loss of life or property occasioned by flooding or flodding
conditions.
11. The existing creeks or drainage channels traversing along or across
the addition will remain as open channels and will be maintained by the
inividual property owners of the lot or lots that are traversed or adjacent
to the drainage courses along or across the lots.
12. No construction, without written approval from Denton County shall
be allowed within an identified "FIRM" floodplain area, and then only
after a detailed floodplain development permit including engineering
plans and studies show that no rise in the Base Flood Elevation (BFE)
will result, that no flooding will result, that no obstruction to the natural
flow of water will result; and subject to all owners of the property
affected by such construction becoming a party to the request. Where
construction is permitted, all finished floor elevations shall be a minimum
of 2 foot above the 100 year flood elevation.
13. A request, in accordance with the subdivision Regulations, for a
waiver to the requirement found in Article 3, Section 1.01 "Adequacy of
Streets and Thoroughfares" relative to (d) Approach Streets and Access
and 6) Private Streets.

of Aubrey, County of Denton, State of Texas, said tract being all of a called 4 acre tract as described in Deed
to Donald Hampton, filed 17 February 2017, and Recorded at 2017-19939 of the Deed Records of the County
of Denton, State of Texas, and being more fully described as follows:
Beginning for the northeast corner of the tract being described herein at a found % inch Steel Rebar, said
rebar being the northeast corner of said Hampton tract, and the southeast corner of a called 10.31 acre tract as
described in Deed to Donnie & Nunn Properties, filed 17 January 2018, and Recorded at 2018-5654 of said
Deed Records, said rebar also being on the west line of an Access Easement as described to David R. Taylor
et ux, filed 11 May 1992 and Recorded in Volume 3225 Page 758 of said Deed Records (Known as Private
Road No.2712);
Thence: South 00 degrees 26 minutes 22 seconds West, with the east line of said Hampton tract, a distance of
338.52 feet to a set '/2 inch Steel Square Tubing for the southeast corner of said Hampton tract, and the
northeast comer of a called 4 acre tract as described in Deed to Ronny Beaty et ux, Pat Beaty, filed 16 July

Thence: North 89 degrees 48 minutes I seconds West, with the south line of said Hampton tract, and the
north line of said Beaty tract, a distance of 511.38 feet to a set''/a inch Steel Square Tubing for the southwest
corner of said Hampton tract, the northwest comer of said Beaty tract, and on the east line of Lot 1 of the
Sanders & Birdwell Addition, filed 22 October 2016 and Recorded at 2016-2267 of the Plat Records of
Denton County, Texas;
Thence: North 00 degrees 44 minutes 15 seconds West, with the west line of said Hampton tract, a distance
of 338.56 feet to a set '/z inch Steel Square Tubing for the northwest corner of said Hampton tract and the
southwest corner of said Donnie & Nunn Properties tract;
Thence: South 89 degrees 48 minutes 12 seconds East, with the north line of said Hampton tract, and the
south line of said Donnie & Nunn Properties tract, a distance of 518.34 feet to the POINT OF BEGINNING
and containing 4,001 acres of land.
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS:
That Donald Hampton does hereby adopt this Final Plat designating the herein described property as Lot 1
