WHEREAS Providence Square LLC is the owner of a tract of land situated in the James Bridges Survey, Abstract No. 36, in Denton County,
Texas, being all of Tracts A & B of that same tract of land as conveyed to Providence Square LLC, by deed recorded in Document No.
2018-126080, of the Deed Records of Denton County, Texas (D.R.D.C.T.), and being more particularly described by metes and bounds as

BEGINNING at a 1/2-inch rebar found for the Southernmost Southeast comer of Island Village at Providence, an addition to Denton County,
Texas, according to the Plat thereof recorded in Cabinet W, Page 394, of the Plat Records of Denton County, Texas, same being the Southwest
comer of Tract A of said Providence Square LLC tract, and lying on the approximate center line of Fishtrap Road (undedicated public road);
THENCE North 00 Degrees 47 Minutes 49 Seconds East, with the East line of said Block B, and the West line of said Tract A, passing at a
distance of 60.01 feet, a 1/2 inch rebar found for the Southeast corner of Lot 41, Block B, and continuing for a total distance of 666.36 feet to a

THENCE South 00 Degrees 41 Minutes 04 Seconds West, with the West right-of-way line of said FM 2931, a distance of 623.76 feet to a 1/2
inch rebar with a cap stamped "ASC" set for corner;
THENCE South 47 Degrees 29 Minutes 36 Seconds West, continuing with the West right-of-way line of said FM 2931, a distance of 97.97 feet
to a 1/2 inch rebar with a cap stamped "ASC" set for the Southeast corner of the herein described tract and lying on the approximate centerline of
said Fishtrap Road;
THENCE North 88 Degrees 43 Minutes 28 Seconds West, with the approximate centerline of said Fishtrap Road, a distance of 667.19 feet to
the POINT OF BEGINNING and containing 498,596 square feet or 11.446 acres of land, more or less.

THAT, Providence Square LLC, acting herein by and through its duly authorized officer, does hereby adopt this plat designating the hereinabove
described property as PROVIDENCE SQUARE ADDITION, LOTS 1 AND 2, BLOCK B, an addition to the Count of Denton, Texas and
does hereby dedicate, in fee simple, to The Town of Providence Village (The Town) the exclusive use forever of the streets, alleys and public use
areas shown hereon, and do hereby dedicate the easements shown on the plat for the purposes indicated to the Town's exclusive use forever, said
dedications being free and clear of all liens and encumbrances except as shown hereon. No buildings, fences, trees, shrubs or other improvements
shall be constructed or placed upon, over or across the easements on said plat At the discretion of The Town and subject to its written approval,
utility easements may also be used for the mutual use and accommodation of all public utilities desiring to use the same unless the easement
limits the use to a particular utility or utilities, said use by public utilities being subordinate to the Town's use thereof. Any public utility given
the right by the district to use said easements shall have the right to: remove and keep removed all or part of any buildings, fences, trees, shrubs
or other improvements of growths which in any way endanger or interfere with the construction, maintenance, or efficiency of its respective
system on any of these easements and any public utility shall at all times have the right of ingress and egress to and from and upon any of said
easements for the purpose of construction, reconstructing, inspecting, patrolling, maintaining and adding to or removing all or part of its
respective system without the necessity at any time of procuring the permission of anyone. I do hereby bind myself, my successors and assigns to
forever warrant and defense all and singular the above described streets, alleys, easements and rights unto the Town against every person
whomsoever lawfully comes claiming or to claim the same or any part thereof. This property is not located within the extraterritorial jurisdiction
or any municipality.
