GENERAL NOTES
1. The purpose of this plat Is to create three lots of record and to dedicate easements for
development.
2. All interior property corners are marked with a 1/2" iron rod with a green cap stamped "Eagle
Surveying" unless otherwise noted.
3. This property Is located In Unshaded Zone "X" and "Zone A" as scaled from the F.E.M.A.

9. All Lots shall require civil engineering and building plans be reviewed by the City prior to
construction.
10. Landowners are responsible for upkeep and maintenance of Drainage and/or Utility
Easements within their Lot(s), and the roadway ditches within the City right-of-way adjacent
to their Lot. Upkeep and maintenance shall include, but not be limited to the following items:
(a) Grass and ground cover shall be kept to a height required by the City Ordinance,
(b) The drainage ditches shall be kept free of debris and litter, with particular attention
given to keeping the outlet structure clear at all times.
(c) Accumulated sediment shall be removed from the facilities and ditches as required, to
ensure that there is no reduction in function, flow, or detention capacity.
(d) No dumping of any type is permitted within the easement areas.
