1.) Sanitary sewer to be handled by facilities approved by the Denton County Public Health Department.
2.) The maintenance of paving, grading and drainage improvements and/or easements shown on this plat are the responsibility of the individual
property owners and does not constitute acceptance of some for maintenance purposes by Denton County or City of Aubrey.
3.) All surface drainage easements shall be kept clear of fences, buildings, foundations, plantings, and other obstructions to the operation and
maintenance of the drainage facility.
4.) Blocking the flow of water or construction improvements in surface drainage easements, and filling or obstructing the floodway is prohibited.
5.) Denton County and the City of Aubrey will not be responsible for any damage, personal injury or loss of life or property occasioned by
flooding or flooding conditions.
6.) The existing creeks or drainage channels traversing along or across the addition will remain as open channels and will be maintained by the
individual property owners of the lot or lots that are traversed by or adjacent to the drainage courses along or across the lots.
7.) A driveway culvert must be obtained from Development Services by the owner of each lot prior to the construction, installation or placement
of any driveway access improvements within the dedicated right-of-way.
8.) Denton County and the City of Aubrey shall not be responsible for maintenance of private streets, drives, emergency access easements,
recreation oreas and open spaces; and the owners shall be responsible for the maintenance of private streets, drives, emergency access
easements, recreation areas and open spaces, and said owners agree to indemnify and hold harmless Denton County, from all claims, damages
and losses arising out of or resulting from performance of the obligations of said owners set forth in this paragraph.
9.) No construction, without written approval from Denton County shall be allowed within an identified "FIRM" floodplain area, and then only after
a detailed floodplain development permit including engineering plans and studies show that no rise in the Base Flood Elevation (BFE) will result,
that no flooding will result, that no obstruction to the natural flow of water will result; and subject to all owners of the property affected by
such construction becoming a party to the request. Where construction is permitted, all finished floor elevations shall be a minimum of two feet
above the 100-year flood elevation.
10.) The purpose of this plat is to create three (3) lots of record from an un-platted parcel.
11.) The bearings shown on this survey are based on GPS observations utilizing the
Western Data Systems RTK Network. NAD 83 (2011) Datum.
12.) The property shown hereon appears to be located in a designated Zone X and does not appear to be located in a 100 or 500 year flood
area as plotted on Community Panel # 480774 0245 G of the Federal Emergency Management Agency flood insurance rate or flood hazard
boundary map bearing a revised effective date of April 18, 2011.

particularly described herein as follows:
BEGINNING at a 'Mag"noil found in Shady Oak Drive (a public road) for the Southwest corner of said Christner tract and same being the Southeast
corner of a called 18.826 acres tract of land described in Deed to Bratton Family Revocable Trust as recorded in Instrument No. 2009-53052, said
Official Records;
THENCE North 06 degrees 33 minutes 25 seconds East, with the West line of said Cashion tract and the East line of said Bratton tract, passing at
a distance of 30.00 feet a 5/8 inch iron rod stamped "VAUGHNS SURVEY CO." found for reference, and continuing along said course, a total a
distance of 552.08 feet to a 5/8 inch capped iron rod stamped "VAUGHNS SURVEY CO." (typical) set for the Northwest corner of the herein
described tract, from which 1/2 inch iron found for the Northwest corner of said Christner tract bears North 06 degrees 33 minutes 25 seconds
East, a distance of 902.47;
THENCE South 88 degrees 12 minutes 37 seconds East, with the North line of the herein described tract, severing said Christner tract, a distance of
494.49 feet to a 5/8 inch iron rod set for the Northeast corner of the herein described tract;
THENCE South 04 degrees 30 minutes 11 seconds West, with the East line of the herein described tract, severing said Christner tract, a distance of
398.44 feet to a 5/8 inch iron rod set for corner;
THENCE South 10 degrees 04 minutes 09 seconds West, continuing with the East line of the herein described tract, severing said Christner tract, a
distance of 153.78 feet to a 'Mag"nail set in said Shady Oak Drive in the South line of said Cashion tract for the Southeast corner of the herein
described tract, from which 1/2 inch capped iron rod stamped 'SURNS"found by a cross -tie fence corner post at a bend on the Northeast side of
Shady Oak Drive (a public road) for the Southeast corner of said Cashion tract bears South 88 degrees 12 minutes 37 seconds East, a distance of
75.00;
THENCE North 88 degrees 12 minutes 37 seconds West, with said South line of said Cashion tract, along said Shady Oak Drive, a distance of 499.37
feet to the POINT OF BEGINNING and containing, within the metes and bounds herein recited, 6.345 acres of land, more or less.
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS:
THAT Stiles V. Christner II, and Stile V. Chistner acting herein by and through its duly authorized officers, does hereby adopt this plat designating
the hereinabove described property as Bobcat Estates, an addition to the City of Aubrey ETJ, Texas, and does hereby dedicate, in fee simple, to the
public use forever, the streets and alleys shown thereon. The streets and alleys are dedicated for street purposes. The easements and public use
areas, as shown, are dedicated for the public use forever, for the purposes indicated on this plot. In addition, utility easements may also be used
for the mutual use and accommodation of all public utilities desiring to use or using the some unless the easement limits the use to particular
