GENERAL NOTES
1. The purpose of the Conveyance Plat is to provide for its legal conveyance without developing the
subject property and for land recordation functions only. Approval and subsequent filing of this
Conveyance Plat does not constitute approval of any type of development on the subject property,
as no building or development permits shall be issued, nor permanent utility services provided, for
land that has only received approval as a Conveyance Plat,
2. The subject property does not lie within a 100-year flood plain according to Community Panel No.
48085CO120J, dated June 02, 2009, of the National Flood Insurance Rate Maps for Denton or
Collin County, Texas
3. The bearings and grid coordinates shown on this plat are based on GPS observations utilizing the
AIITerra RTK Network, State Plane Coordinate System, Texas North Central Zone (4202), North
American Datum of 1983 (Adjustment Realization 2011).
4. Notice - Selling a portion of this addition by metes and bounds is a violation of City Ordinance and
State Law, and is subject to fines and/or withholding of utilities and building permits.
5. All interior property corners are marked with a 1/2-inch iron rod with a green plastic cap stamped
"EAGLE SURVEYING" unless noted otherwise.
6. All lots comply with the minimum size requirements of the zoning district.
7. This property may be subject to charges related to impact fees and the applicant should contact
the City regarding any applicable fees due
8. All common areas, drainage easements, and detention facilities will be owned and maintained by
the HOA/POA. Any common areas within the City's right-of-way are required to be an HOA "X" lot.

easement for the public to use the trail.
10. This plat does not alter or remove existing deed restrictions, if any, on this property.

13. No overhead utilities are permitted on the subject property.
14.ONEOK NGL Pipeline, L.L.C. operates and maintains one (1) pipeline within the Mustang Park
Addition in a Thirty (30') foot wide permanent easement or right of way area ("Area"), as shown on
the face of the Plat and referenced by the Final Judgement recorded in the Real Property Records
of the County Clerk's office of Denton County, Texas at Book 2584 and Page 465 ("Agreement").
ONEOK has the right to cut down or trim trees or shrubbery to the extent to prevent possible
hazard thereto and the right to remove or prevent the construction of any and all buildings,
structures, or other obstructions, except fences, on the Area. No digging, excavation in or removal
of cover from said Area except as expressly permitted in the Agreement and only after making
appropriate 8-1-1 call, and the Area shall not be used in any manner which would unreasonably
Interfere with rights granted in the Agreement without written consent of the Easement holder.

acre tract of land conveyed to 1385 Mustang Park, L.P. by Special Warranty Deed with Vendor's Lien of record
In Document Number 2021-48629 of the Official Records of Denton County, Texas and being more particularly
described by metes and bounds, as follows:
BEGINNING, at a 1/2" iron rod with green plastic cap stamped "EAGLE SURVEYING" set in the East
right-of-way line of Farm -to -Market Road 1385 (right-of-way varies) at the Northwest comer of a called 2.00
acre tract of land conveyed to MRMS FM 1385 Investments, LLC by deed of record in Document Number
2020-92753 of said Official Records, being the Southwest comer of said 19.623 acre tract, from which a 1/2*
Iron rod found at the Southwest comer of said 2.00 acre tract bears S01"2622"W, a distance of 248.74 feet;
THENCE, along the East right-of-way line of Farm -to -Market Road 1385, being the common West line of said
19.623 acre tract, the following two (2) courses and distances:
1. N01°28'22"E, a distance of 294.11 feet to a 1/2" iron rod found;
2. N01 02611"E, a distance of 135.33 feet to a 1/2" iron rod with green plastic cap stamped "EAGLE

chord length of 61.14 feet, a delta angle of 14"02'52", an arc length of 61.30 feet to a 1/2" iron rod with
green plastic cap stamped "EAGLE SURVEYING" set at the end of said curve, for the Northeast comer
hereof;
THENCE, S00024'24"E, leaving the South line of said 18.86 acre tract, over and across said 19.623 acre tract,
a distance of 105.45 feet to a 1/2" iron rod at the most Northerly Northwest comer of a tract of land conveyed
to Anna Liz Hong by deed of record in Document Number 2014-15601 of said Official Records, being in the
irregular South line of said 19.623 acre tract;
THENCE, along the Irregular North line of said Hong tract, being the common irregular South line of said
19.623 acre tract, the following two (2) courses and distances:
1. S01°43'52"W, a distance of 398.53 feet to a 5/8" iron rod with cap stamped'BRENNAN 5560" found for
the Southeast comer hereof,
2. N88°50'30"W, a distance of 170.50 feet to a 1/2" iron rod with green plastic cap stamped "EAGLE
SURVEYING" set at the Southeast corner of said 2.00 acre tract;
THENCE, N01"28'15"E, leaving the irregular North line of said Hong tract, along the East line of said 2.00 acre
tract, being the common irregular South line of said 19.623 acre tract, a distance of 248.74 feet to a 1/2" iron
rod with green plastic cap stamped "EAGLE SURVEYING" set at the Northeast comer of said 2.00 acre tract;
THENCE, N88°50'30"W, along the North line of said 2.00 acre tract, being the common irregular South line of
said 19.623 acre tract, a distance of 350.24 feet to the POINT OF BEGINNING and containing an area of 5.59
Acres, or (243,381 Square Feet) of land, more or less.
NOW, THEREFORE, KNOW ALL PERSONS BY THESE PRESENTS:
THAT 1385 MUSTANG PARK, L.P., acting herein by and through its duly authorized officer, does hereby
adopt this final plat designating the herein above described property as MUSTANG PARK ADDITION, an
addition to the City of Celina, Texas, and does hereby dedicate to the public use forever by fee simple title,
free and clear of all liens and encumbrances, all streets, thoroughfares, alleys, fire lanes, drive aisles, parking
spaces, parks, and trails, and to the public use forever easements for sidewalks, storm drainage facilities,
floodways, water mains, wastewater mains, and other utilities and facilities, and any other property necessary
to serve the plat and to implement the requirements of the subdivision regulations and other City codes and do
hereby bind ourselves, our heirs, successors and assigns to warrant and to forever defend the title on the land
so dedicated. Further, the undersigned covenants and agrees that he/she shall maintain all easements and
facilities In a state of good repair and functional condition at all times in accordance with City codes and
regulations. No buildings, fences, trees, shrubs, or other improvements or growths shall be constructed or
placed upon, over, or across the easements as shown, except that landscape improvements may be installed,
if approved by the City of Celina. At no point shall any overhead utilities be installed on the subject property.
The City of Celina and public utility entities shall have the right to access and maintain all respective
easements without the necessity at any time of procuring permission from anyone.
