LEGAL DESCRIPTION
Being a 0.596 acre tract of land situated in the H. Grooms Survey,
Abstract No. 440, Denton County, Texas, said 0.596 acre tract of land
being a portion of that certain 219.147 acre tract of land as described
in deed to Oelsanter & Associates, Inc. and recorded in Volume ----
Page --- Denton County Deed Records, said 0.596 acre tract of land
being more particularly described by metes and bounds as follows:
Commencing at the intersection of the northerly right-of-way line of
Rosemeade Parkway, a 100 foot wide public right-of-way, and the
easterly right-of-way line of Waynoka Drive, a 60 foot " public
right-of-way;
THENCE, N 25015'00" W, 89.35 feet along said easterly right-of-way line
to the beginning of a curve concave to the east whose radius is 520.00
feet and whose long chord bears N 12048'30" W 224.06 feet;
THENCE, along said curve and continuing along said easterly
right-of-way line in a northerly direction through a central angle of
24053'00" an arc distance of 225.83 feet to the end of said curve;
THENCE, N 00022'00" W, 63.19 feet continuing along said easterly
right-of-way line to a 5/8 inch iron rod with cap stamped "Carter &
Burgess", the POINT OF BEGINNING of the tract herein described;
