NOW, THEREFORE; KNOW ALL MEN BY THESE PRESENTS:
THAT , Exxon Corporation, does hereby adopt this plat, designating the
herein above described property as DENTON ROSEMEADE ADDITION LOT 1,
BLOCK A, an addition to the City of Carrollton, Texas, and does hereby
dedicate to the public use forever the easements for street purposes
and the easements for alley purposes shown thereon. The easements
shown thereon are hereby Ukdl<21+cf for the purposes indicated. The
utility and fire lane easements shall be open to the public, fire and
police units, garbage and rubbish collection agencies, and all public
and private utilities for each particular use. The maintenance of
paving on the utility and fire lane easements is the responsibility of
the property owner. No buildings; fences, trees, shrubs or other
improvementa or growths shall be constructed, reconstructed or placed
upon, over or across, the easements as shown. Said easements being
hereby cWa cated for the mutual use and acoommodation of. all public
utilities using or desiring to use same. All, and any public utility
$ball have the, right to remove and keep removed all or parts of any
buildings, fences, trees, shrubs or other improvements or growths which
in any way may endanger or interfere with the construction, maintenance
or efficiency of its respective system on the easements and all public
utilities shall at all times have the full right of ingress and egress
to or from and upon the said easements for the purpose of constructing,
reconstructing , inspecting, patrolling, maintaining and adding to or
removing all or parts of its respective,systeas without the necessity
at any time or procuring the permission of anyone. (Any public
utility shall have the right of ingress and egress to private property
for the purpose of reading meters and any maintenance or service
required or ordinarily Performed by that utility).
Water main and sanitary sewer easements shall also include additional
area of working space for construction and maintenance of the systems.
Additional easement area is also conveyed for installation and
maintenance of manholes, cleanoute, fire hydrants, water services and
sewer services from the main to the curb or pavement line, and
description of such additional easements herein granted shall be
determined by their location as installed.
This plat approved subject to all platting ordinanc s, rules,
regulations and resolutions of the City of Carrollton, Texas.
Sidewalks shall be constructed by the builder in accordance with the
requirements of the Director of Public Works.

MUTUAL ACCESS AGREEMENT
STATE OF TEXAS: DEED RECORD
COUNTY OF DENTON:
Exxon Corporation ("Owner A") is the owner of the below described
property ("Tract A"), Street Address: 1200 Block Rosemead* Parkway.
Property Description: Lot 1, Block A. Denton Rosemeade Addition,
described in Pap i of this particular plat in the Dead Records of Denton
County, Texas.
II.
Romemeade Venture ("Owner B") is the owner of the below described
property ("Tract B"), Street Address: 20s acres in the H. Groom* Survey,
Abstract No.440, more particularly described in Volume 1293, Page 23, of
the Deed Records of Denton County, Texas.
III.
Owner A and Owner B for the consideration of the City of Carrollton's
granting a building permit and/or a certificate of occupancy for Tract A,
agree that Tract B shall be used to provide access between and across
Tracts A and B.
IV.
This agreement say be amended or terminated only upon the filing in the
Deed Record. of Denton County, Texas, of an instrument signed by the
Director of Planning of the City.of Carrollton, Texas, or his designee,
authorizing the amendment or termination of this agreement.
Owner A or Owner B shall file the wending or terminating instrument in
the Deed Records of Denton County, Texas, at the Sol* cost and expense of
Owner A or Owner B.
V.
If for any reason the required access for Tract A is not provided in
accordance with this agreement, the City of Carrollton may revoke Owner
A's certificate of occupancy for Tract A, and Owner A shall have no right
to use Tract A for any use until required access is providad.
VI.
The location of mutual access easements running between Tract A and Tract
B, or the location points where access is to be shared, are shown on a
plan that is attached to and made • part of this mutual &coons agreement.
The plan or be amended only by filing in the Dead Record* a final plat
approved by the Director of Planning in accordance with Paragraph V.
VII.
This agreement shall be recorded in the Deed Records, Denton County,
Texas, and shall be a Covenant running with Tract A and Tract B. Owner A
and Owner B agree that this ,agreement shall bind their successor*, heirs,
and assigns, if any.
