Lewisville according to the plat thereof recorded in Volume 2, Page 215 of the Plat
Records of Denton County, Texas;
THENCE along the common line between Mike Nowels Addition and sold Timber Creek
Acres Addition the following:
N 89'24'17" E, 304.90 feet to a 1/2" rebor found;
S 70'22'46" E, 84.30 feet to a 1/2" rebor found;
S 24`17'46" E, 117.80 feet to a 1/2" rebor found;
and S 59'45'46" E, 295.67 feet to a 1/2" rebor found on the east line of Mike
Nowels Addition and the west line of said Oak Creek Estates;
THENCE S 01'11'10" E, 225.23 feet along the east line of Mike Nowels Addition and
the west line of said Oak Creek Estates to the POINT OF BEGINNING and containing
approximately 6.506 acres of land.
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS; THAT We, Jacque Nowels,
Aaron Nowels, and Charlo Nowels do hereby adopt this Final Plat designating the
hereinabove described tract as Mike Nowels Addition, Lots 1R, 2R, 3R, Block A, an
addition to the City of Lewisville and do hereby dedicate to public use forever, all
streets and alleys shown hereon, and do hereby dedicate the easement strips shown
on the plat for the mutual use and accommodation of the City of Lewisville and oil
public utilities desiring to use or using some. No buildings, fences, trees, shrubs, signs
or other improvements shall be constructed over or across the easement strips shown
on said plat. The City of Lewisville and any public utility shall have the right to
remove and keep removed all or any part of buildings, fences, trees, shrubs, signs, or
other improvements which in any way endanger or interfere with the construction,
maintenance or efficiency of its respective system on any of these easement strips,
and the City of Lewisville or any public utility shall at all times hove the right of
ingress and egress for the purpose of constructing, reconstructing, patrolling,
maintaining or adding to or removing all or any part of its respective system without
the necessity at any time of procuring the permission of anyone. A Blanket easement
of five (5) foot radius from the center point of all fire hydrants and a five (5) foot
radius from the center point of all other appurtenances (fire hydrant valves, water
meters, meter boxes, streetlights) is hereby granted to the City of Lewisville for the
purpose of constructing, reconstructing, inspecting and maintaining the above named
appurtenances.

to the public use forever, all public spaces shown on the plat.
