WHEREAS, Pitner Bartonville Property, L.P. are the Owner(s) of a tract of land situated in the A. R. Loving
Survey, Abstract No. 736, Town of Bartonville, Denton County, Texas and being out of a 5.41 acre tract or parcel
of land situated in the A. R. Loving Survey, Abstract No. 736, Town of Bartonville, Denton County, Texas and
being a part of that certain called 100 acre tract of land described in Deed from Patricia K. Kelso, et al to Pitner
Bartonville Property, LP and recorded in Document No. 2008-72342 of the Deed Records of Denton County,

BEGINNING at a 5/8" iron rod found for comer in the Northeast line of Farm -to -Market Highway No. 407 (110

Survey, Abstract No. 460 and being in the North line of the above referenced 100 acre tract, same being the South
line of the Shadylane Estates an Addition to the Town of Argyle, Denton County, Texas according to the Map or
Plat thereof recorded in Cabinet 0, Page 30 of the Map or Plat Records of Denton County, Texas;
THENCE North 89025'59" East with said North and South lines at a distance of 1022.45 feet pawing a 518" iron
rod found for comer at the Southeast comer of said Shadylane Estates and being in the West line of Hilltop Road
(variable width Right -of -Way) and continuing a total distance of 1,052A5 feet to a "PK!'nail set for comer at the,
established Northeast comer of said Loving Survey, the Northeast comer of said 100 acre tract and being in the

of Barttyriville and public utility entities shall at all times have the full right of ingress and egress to or from their
respective easements for the purpose of constructing, reconstructing, inspecting, patrolling, maintaining, reading
meters, and adding to or removing all or parts of their respective systems without the necessity at any time
procuring permission from anyone
