WHEREAS DENTON INDEPENDENT SCHOOL DISTRICT is the owner of all that certain tract of land situated In
the B.B.B & C.R.R. Co. Survey Abstract Number 162 and the W.H.C. Daniel Survey Abstract Number. 385,
Denton County, Texas and being ail of the called 12.120 acre tract described In the Corrective Special
Warranty Deed from CL/RPG Land Company, L.P. to Denton Independent School District recorded In
Document No. 2013-150423 of the Real Property Records, Denton County, Texas: the subject tract being
more particularly described as follows;
BEGINNING for the Northwest corner of the tract being described herein. at a 1 /2 Inch Iron rod with a
yellow plastic cap stamped "COLEMAN RPLS 4001" set (hereinafter referred to as 1/21RS) for the
Northwest corner of the said 12.120 acre tract from which a 5/8 Inch iron rod found at the Southerly
Southeast corner of Canyon Oaks Addition as shown by the plat thereof recorded in Cabinet E, Page 198
of the Plat Records of Denton County, Texas bears North 89 Degrees 39 Minutes 41 Seconds West a
distance of 485.28 feet and South 03 Degrees 01 Minutes 49 Seconds West a distance of 300.60 feet;
South 89 degrees 39 minutes 41 seconds Easfs with the South line of Canyon Oaks Addition and the North
line of the 12.120 acre tract a distance of 686.07 feet to a 1 /2 Inch iron rod found at the Northeast
corner thereof;
THENCE Southerly with the East line of the 12.120 acre tract the following three coils:
1. South 00 degrees 18 minutes 45 seconds East a distance of 326.24 feet to a 1/21RS;
