COMMENCING, at capped iron rod stamped "KAZ" found in the South right-of-way line of Avion Drive (a 60' right-of-way), at the Northwest corner of
Lot 14A, Block 2 of Sanger Circle, Phase 5, an addition to the City of Sanger, Denton County, Texas as recorded in Instrument Number 2015-404 of
the Plat Records, Denton County, Texas;
THENCE, along the South right-of-way line of Avion Drive, the following three (3) courses and distances:
1. North 80°59'22" West, a distance of 1.40 feet to a 1/2" iron rod with green cap stamped "EAGLE SURVEYING" set at the point of curvature of
a curve to the left;
2. Along said curve to the left having a radius of 950,00, a delta angle of 9°00'38", a chord bearing and distance of North 85°29'41" West, 149.25
feet and an arc length of 149.40 feet to a 1/2" iron rod with green cap stamped "EAGLE SURVEYING" set at the end of said curve;
