WHEREAS, VICKIE & WALTER McGOVERN, are the owners of all that certain tract of land situated in the H.
S. Williams Survey Abstract Number 1417 and the J. C. Coltart Survey Abstract Number 288, Denton
County, Texas and being all of the called 6.89 acre tract described in the deed from Barry Hutcherson
and Dawn Hutcherson to Vickie McGovern and Walter McGovern III recorded in Document Number
2018-111126 of the Real Property Records of Denton County, Texas; the subject tract being more
particularly described as follows:
BEGINNING for the Northeast corner of the tract being described herein at a 1/2 inch iron rod with a red
plastic cap found at the Northeast corner of the said 6.89 acre tract w p p and the Northwest corner of the
called 2.415 acre tract described in the deed to Rebecca Debusk and Clinton Debusk recorded in Document
Number 2019-141744 of the said Real Property Records and being in the South line of Hartlee Field Road;

Records and being the recognized South line of the said H. B. Williams Survey and the North line of the
said J. C. Coltart Survey and continuing along the same course, in all, a total distance of 555.20 feet to
a 1/2 inch iron rod with a red plastic cap found at the Southeast corner of the 6.89 acre tract and a
reentrant corner of the 8.57 acre tract;
THENCE North 86 Degrees 10 Minutes 46 Seconds West generally along a pipe and cable fence with the
South line of the 6.89 acre tract a distance of 436.51 feet to a 2 inch metal fence corner post at the
Southwest corner thereof and the Westerly Northwest corner of the 8.57 acre tract In the West line of the
called 154.206 acre tract described in the deed to Charles A. Reed and Harriet U Reed, Trustees recorded
In Document Number 2019-8860 of the said Real Property Records;
THENCE North 04 Degrees 27 Minutes 50 Seconds East generally along a pipe and cable fence with the
West line of the 6.89 acre tract a distance of 926.39 feet to a 1/2 inch iron rod found at the Northwest
corner thereof in the South line of Hartlee Field Road;
THENCE South 88 Degrees 09 Minutes 36 Seconds East generally North of a pipe and cable fence with the
North line of the 6.89 acre tract a distance of 156.86 feet to the PLACE OF BEGINNING and enclosing
6.890 acres (300,100 square feet) of land.
