being a part of the called 5.942 "Cue tract described in the deed from Mike
Ramos to Jack Beaty recorded in volume 1.649 page 936 of the Deed Records of
Denton Count:),, 'Texas; the subject tract being more particularly described
as follows:
BEGINNING for the Southwest. Corner of the tract being described herein, at
an x on root set in the occupied East line of Blackjack Road and the North line
of F.M. 428 at the Southwest. Corner of the Beaty Tract;
THENCE North 0 Degrees 52 Minutes 33 Seconds I?ast with the said East line of
Blackjack Road a distance of 6:30.38 feet to an iron rod at the Northwest of
