situated in the M. Jones Survey Abstract Number 667 and in the R. R. Eastman Survey Abstract Number 407 in
the Town of Little Elm, Denton County, Texas, being all of Lots 12, 13 and 14 of Marion's Subdivision, an addition
to the Town of Little Elm, Denton County, Texas according to the plat thereof recorded in Volume 4, Page 18,
Plat Records, Denton County, Texas, and being all that certain tract of land conveyed by deed from Olivia Marion
to Audrey McClellan recorded in Volume 781, Page 890, Deed Records, Denton County, Texas, and being more
particularly described as follows:
BEGINNING at an iron rod found for comer in the west line of Marion Street a public roadway having a
right-of-way of 40.0 feet, said point being the southeast comer of Lot 15 of said Marion's Subdivision;
THENCE S 01 0 10' 08" W, 195.21 with said west line of said Marion Street to an iron rod found for comer in the
north line of that certain "Tract 10 of land conveyed by deed from Elma Lynn Hood to C. L. Hood recorded in
Volume 677, Page 685, Deed Records, Denton County, Texas;
THENCE N 880 48' 23" W, 193.30 feet with said north line of said Hood tract and with the north line of Lot 9,
Block B of Cottonwood Point, an addition to the Town of Little Elm, Denton County, Texas according to the plat thereof
recorded in Cabinet T, Page 42, Plat Records, Denton County, Texas, to an iron rod set for comer, said point
being the southeast comer of Lot 8 in said Block B of said Cottonwood Point;
THENCE N 000 48' 43" E, 131.93 feet with the east line of said Block B to an iron rod found for corner, said point
being the southeast corner of Lot 7 in said Block B;
THENCE N 000 30' 17" E, 63.18 feet with the east line of said Block B to an iron rod found for comer, said point
being the southwest comer of that certain "Tract 2" of land conveyed by deed from Douglas Kevin Hall to Sharon
Lynn Hall recorded under Document Number 2008-31762, Real Property Records, Denton County, Texas;
T HENCE S 880 50' 21" E, 194.85 feet with the south line of said Hall tract and with the south line of said Lot 15
in said Marion's Subdivision to the PLACE OF BEGINNING and containing 0.869 acre of land.
NOW THEREFORE, KNOW ALL MEN BY THESE PRESENTS THAT WE, the aforesaid do hereby adopt this
plat designating the herein above tract as LOTS 12R, 13R and 14R of MARION'S SUBDIVISION, being a
replat of Lots 12, 13 and 14 and of Marion's Addition, an addition to the Town of Little Elm, Denton County,
Texas, and do hereby dedicate to the public use forever all utility easements, drainage easements, and streets
as shown hereon. All and any public utilities shall have the full right to remove and keep removed all growths
which may endanger or interfere with the construction, maintenance, or efficiency of its respective system on the
utility easement for the purpose of constructing, reconstructing, inspecting, patrolling, maintaining and adding to or
removing all or part of its respective systems without the necessity at anytime of procuring the permission of
anyone.
