called 4.9846 acre tract of land conveyed from Benedict Indrustries, Inc, to Robert J. Celedonia by
deed dated January 31, 1986 and recorded in Volume 1813, Page 725, Deed Records of Denton County,
Texas and being a 2.00 acre tract of land conveyed from Robert J. Celedonia to Possibilities America
L. L. C. by deed doted March 6, 1997 and recorded as County Clerk file No. 97-0017633, Deed Records
of Denton County, Texas and both tracts being more particularly described as follows:
Beginning at a 1/2" iron rod found for corner on the North line of F. M. Road 407 (90 feet wide) and
being the Southwest corner of a tract of fond conveyed to Denton County by deed and recorded as
County Clerk File No. 95-R0035626, Deed Records of Denton County, Texas and being on a non -tangent
curve to the Right having a Central Angle of 00'28'18", a Radius of 1909.86 feet and a Long Chord

THAT Robert J Celedonio and Possibility Americo, L. L. C. do hereby adopt this plot designating the herein
described property as CENTURY SELF STORAGE ADDITION, an addition to the City of Highland Village, Texas,
and do hereby dedicate, in fee simple, to the public use forever, the streets and alleys shown hereon. The
streets and alleys ore dedicated for street purposes. The Easements and public use areas, .as shown, are
dedicatedfor the public use forever, for the purposes indicated on this plot. No buildings, fences, trees, shrubs or
other improvements or growths shall be constructed or placed upon, over or across the Easements as
shown, except that landscape improvements may be placed in Landscape Easements, if approved by the
City of Highland Village. In addition, Utility Easements may also be used for the mutual use and
accommodation of all public utilities desiring to use or using the some unless the easement limits the use
to particular utilities, said use by public utilities being subordinate to the Public's and City of Highland
Village's use thereof. The City of Highland Village and public utilities shall hove the right to remove and
keep removed all or ports of any buildings, fences, trees, shrubs or other improvements or growths which
may in any way endanger or interfere with the construction, maintenance, or efficiency of their respective
systems in said Easements. The City of Highland Village and public utility entities shall at oil times hove
the full right of Ingress and Egress to or from their respective easements for the purpose of constructing,
reconstructing, inspecting, patrolling, maintaining, reading meters, and adding to or removing all or ports
of their respective systems without the necessity at any time procuring permission from anyone.
FIRE LANE EASEMENTS:
The undersigned does hereby covenant and agree that they shall construct upon the fire lone easements, as
dedicated and shown hereon, a hard surface and that they shall maintain the some in a state of good repair
at all times and keep the some free and clear of any structures, fences, trees, shrubs, or other
improvements or obstructions, including but not limited to the parking of motor vehicles, trailers, boats or
other impediments to the access of fire apparatus. The maintenance of paving on the fire lone easements is
the responsibility of the owner, and the owner shall post and maintain appropriate signs in conspicous
places along such fire lanes, stating ( Fire Lone, No parking). The police or his duly authorized
representative is hereby authorized to cause such fire lanes and utility easements to be maintained free and
unobstructed at all times for fire deportment and emergency use.
This plat approved subject to all plotting ordinances, rules, regulations and resolutions of the City of
Highland Village, Texas.
ACCESS EASEMENTS:
The undersigned does covenant and agree that the Access Easements may be utilized by any person or the
general public for Ingress and Egress to other real property, and for the purpose of General Public
Vehicular and pedestrian use and access, and for Fire Deportment and emergency use in, along, upon and

THAT Robert J Celedonio and Possibility Americo, L. L. C. do hereby adopt this plot designating the herein
described property as CENTURY SELF STORAGE ADDITION, an addition to the City of Highland Village, Texas,
and do hereby dedicate, in fee simple, to the public use forever, the streets and alleys shown hereon. The
streets and alleys ore dedicated for street purposes. The Easements and public use areas, .as shown, are
dedicatedfor the public use forever, for the purposes indicated on this plot. No buildings, fences, trees, shrubs or
other improvements or growths shall be constructed or placed upon, over or across the Easements as
shown, except that landscape improvements may be placed in Landscape Easements, if approved by the
City of Highland Village. In addition, Utility Easements may also be used for the mutual use and
accommodation of all public utilities desiring to use or using the some unless the easement limits the use
to particular utilities, said use by public utilities being subordinate to the Public's and City of Highland
Village's use thereof. The City of Highland Village and public utilities shall hove the right to remove and
keep removed all or ports of any buildings, fences, trees, shrubs or other improvements or growths which
may in any way endanger or interfere with the construction, maintenance, or efficiency of their respective
systems in said Easements. The City of Highland Village and public utility entities shall at oil times hove
the full right of Ingress and Egress to or from their respective easements for the purpose of constructing,
reconstructing, inspecting, patrolling, maintaining, reading meters, and adding to or removing all or ports
of their respective systems without the necessity at any time procuring permission from anyone.
FIRE LANE EASEMENTS:
The undersigned does hereby covenant and agree that they shall construct upon the fire lone easements, as
dedicated and shown hereon, a hard surface and that they shall maintain the some in a state of good repair
at all times and keep the some free and clear of any structures, fences, trees, shrubs, or other
improvements or obstructions, including but not limited to the parking of motor vehicles, trailers, boats or
other impediments to the access of fire apparatus. The maintenance of paving on the fire lone easements is
the responsibility of the owner, and the owner shall post and maintain appropriate signs in conspicous
places along such fire lanes, stating ( Fire Lone, No parking). The police or his duly authorized
representative is hereby authorized to cause such fire lanes and utility easements to be maintained free and
unobstructed at all times for fire deportment and emergency use.
This plat approved subject to all plotting ordinances, rules, regulations and resolutions of the City of

ACCESS EASEMENTS:
The undersigned does covenant and agree that the Access Easements may be utilized by any person or the
