BEGINNING at a 5/8--inch iron rod with plastic cap stamped "KHA" set at the southwest comer of Lot 1, Block 1 of Elan
Spencer, Lot 1, Block 1, an addition to the City of Denton, Denton County, Texas, according to the plat thereof recorded
in Document No. 2020-377, P.R.D.C.T., and being the south terminus of the east right-af-way line of Northstar Road (a
