Iv n6"j Whereas, William C. Johnson and Wife Patricia A. Johnson are the owners of
a 15.225 acre tract out of the George Hallmark Survey Abstract No. 516,
Denton County, Texas, and being the same called 15.230 aacre tract shown
by deed from Leslie Caddell et ux, to William C, Johnson et ux.,recorded in
Volume 1165, Page 420, of the deed Records of. Denton County, Texas and
being more particularly described as follows;
BEGINNING: at a 1/2 inch iron rod set at the Southwest corner of said
Johnson tract, said corner being in the intersection of South Branch Road,
with Jackson Road, corner also being a inner ell corner of said Hallmark
Survey;
THENCE: North 00 deg, 53 min. 35 sec., West, with the East line of said
Johnson tract, and with said South Branch Road and with a West line of said
Hallmark Survey, a distance of 724.91 feet to a 1/2 inch iron rod set for
corner at the Northwest corner of said Johnson tract;
THENCE: South 88 deg. 42 min. 10 sec. East, with the North Iine of said
Johnson tract, and along and near a fence line, a distance of 927.78 _feet
to a fence corner post for corner at the Northeast earner of said Johnson
tract;
THENCE: South 00 deg. 55 min. 05 sec. East , with the East line of said
Johnson tract, a distance of 705.58 feet to a 1/2 inch iron rod set at the
Southeast corner of same, said corner being in said Jackson Road;
THENCE: North 89 deg. 53 min. 49 sec. West, with the the South line of said
Johnson tract, and with said Jackson Road, a distance of 927.55 feet to the
POINT OF BEGINNING containing 15.225 acres of land;
NOW THEREFORE KNOW ALL MEN BY THESE PRESENTS:

this plat, designating the herein described property as Lot 1, Block 1,
South Branch Addition, an Addition to the County of Denton, Texas, and do
