under Document Number 2016-52013, Real Property Records, Denton County, Texas, an iron rod found for northwest
corner of an oil, gas and mineral lease to Devon Energy Production Company recorded under Instrument Number
2006-42327, Real Property Records, Denton County, Texas bears S 89' 53'17' E, 30.05 feet;
THENCE N 00" 06'33' E, 437.52 feet with said east line of said proposed Cleveland Gibbs Road and with said east
line of said Harvest Phase 3, LLC tract to an iron rod found for comer at the beginning of a right-of-way flare;
THENCE N 450 07'00' E, 35.36 feet with said right-of-way flare to an iron rod found for corner 11.5 feet south of the
south line of old Justin Road, a public roadway having a right-of-way of 66.0 feet-,
THENCE S 890 58'00' E, 256.13 feet south of and parallel with said south line of said Old Justin Road to an iron rod
found for comer in the west line of the remnant of that certain 'Tract I' of land conveyed by deed from Realty Capital,
Belmont to Belmont 407, LLC recorded under Document Number 2011-124876, Real Property Records, Denton
County, Texas;
THENCE S 00" 23128" E, 462.88 feet with said west line of said Belmont 407 LLG tract to an iron rod found for corner
in the north line of said Devon lease:
THENCE N 89" 53'17"W, 285.18 feet with said north line of said Devon lease to
the PLACE OF BEGINNING and containing 3.000 acres of land.
NOW THEREFORE, KNOW ALL MEN BY THESE PRESENTS THAT WE, the aforesaid do hereby adopt this plat
designating the herein above tract as LOT 1, BLOCK A, FIRE STATION 514 ADDITION, an addition to Denton County,
Texas, and do hereby dedicate to the public use forever all utility easements, drainage easements, and streets as
shown hereon. All and any public utilities shall have the full right to remove and keep removed all growths which may
endanger or interfere with the construction, maintenance, or efficiency of its respective system on the utility easement
for the purpose of constructing, reconstructing, inspecting, patrolling, maintaining and adding to or removing all or part
of its respective systems with ut the necessity at any time of procuring the permission of anyone.
