the some Instrument No. 2020-191396 of said Official Records, and
being more particularly described herein as follows:
BEGINNING at a 3/8 inch iron rod found in Zipper Road for the
Southwest corner of said Kaiser 15,00D acre tract and the Northwest
corner of a called 76,623 are tract described in Deed to Daniel V.
Knox and wife, Erin Knox as recorded in Instrument No. 2010-126777
of said Official Records, and also being In the East line of a called
6.000 acre treat of land described in Deed to Roy A_ Smith and wife,
Leshie Rae Smith as recorded in Instrument No. 1996-81924 of the
Real Property Records of Denton County, Texas;
THENCE North 01 degrees 35 minutes 58 seconds East, along Zipper
Road, with the West line of sold Kaiser 15.000 acre tract and the East
line of said Smith tract, passing the Northwest corner of said Kaiser
15,000 acre tract and the Southwest corner of said Kaiser 14.681 acre
tract, and continuing for a total distance of 785,87 feet to a 3/8
inch iron rod found for the Northwest corner thereof and the
Southwest corner of a called 16.85 acre tract of land described in
Deed to S & W Huggett Texas, LLC as recorded in Instrument No.
2003-93228 of said Official Records;
THENCE South 88 degrees 22 minutes 56 seconds East, with the North
line of said Kaiser 14.681 acre tract and the South line of said S & W
Huggett 16.85 acre tract, a distance of 1,074.44 feet to a 2 inch
metal fence corner post found for the Southeast corner thereof and
the Southwest corner of said Kaiser 5,849 acre tract, and being a
re-entrant corner of this herein described tract;
THENCE North 02 degrees 36 minutes 42 seconds East, with the East
line of said S & W Huggett 16.85 acre tract and the West line of said
Kaiser 5.849 acre tract, a distance of 436.47 feet to a 5/8 inch iron
rod with plastic cap stomped "FILE, INC" found for the Northwest
corner thereof and the Southwest corner of the remainder of a called
15.000 acre tract of land described in Deed to Kathryn S. Knost as
recorded in Volume 2411, Page 15 of the Deed Records of Denton
County, Texas;
THENCE South 88 degrees 51 minutes 01 seconds East, with the North
line of said Kaiser 5.849 acre tract, a distance of 264,11 feet to a 2
inch metal fence post found for an angle point therein;
THENCE South 88 degrees 29 minutes 07 seconds East, continuing
with the North line of sold Kaiser 5.849 acre tract, passing the
Southeast corner of sold Knost 15.000 acre remainder tract and the
Southwest corner of the remainder of o called 10,000 acre tract
described in Deed to Kathryn S. Knost as recorded in Volume 2849,
Page 985 of sold Deed Records, and continuing far a total distance of
318.19 feet to 0 2 inch metal fence corner post found in the West
line of a tract of land described In Deed to S & W Huggett Texas, LLC

line of sold S & W Huggett tract and the east line of said Kaiser

corner post found for the Southeast corner thereof and the Northeast
corner of sold Kaiser 14.681 acre tract;
THENCE South 02 degrees 25 minutes 33 seconds West, with the West
of sold S & W Huggett tract and the East line of said Kaiser
14lane,681 acre tract, passing the Southeast corner thereof and the
