BEGINNING at a 1/2 inch rebar found for the northwest corner of a tract of land conveyed to Shirley Vultaggio by deed recorded in
Instrument Number 2012-74688, Deed Records, Denton County, Texas, same being a point on the eastern line of a tract of land
conveyed to Kenneth and Kimberly Fox by deed recorded in Instrument Number 97-0013813, Deed Records, Denton County, Texas
and being the beginning of a curve to the right with a radius of 194.33 feet, central angle of 08 degrees 48 minutes 06 seconds, a chord
bearing and distance of North 05 degrees 42 minutes 17 seconds West, a distance of 29.82 feet;
THENCE with said curve to the right, with the east line of said Fox tract, an arc length of 29.85 feet to a 1/2 inch rebar found for
