Lots i-A & I-B of the Replat of Lot 1, Pearcy/Christon Addition No. 1, an addition to the City of
Denton, Denton County, Texas as recorded in Cabinet L, Page 188, Plat Records, Denton
County, Texas, being that same tract of land as described in deed to MFD Incorporated, recorded
in 2001-ROO66099, Deed Records, Denton County, Texas and being a portion of TRACT TWO
as described in deed to Benbrooke University Partners Limited, recorded in 95-ROO414B4, Deed
Records, Denton County, Texas, and being more particularly described as follows:
BEGINNING at a 1/2" rebar with a yellow plastic cap stamped "Goodwin & Marshall" set at the
most northwesterly clip corner of the intersection of the south line of U.S. Highway No. 380
(West University Drive - R.O.W. varies), with the west line of Bonnie Brae Street (R.O.W.
varies), being the most northerly northeast corner of said Lot I -A;
THENCE S 42*20'20" E, along said clip corner, a distance of 60.96 feet to a cut "x" found in
concrete at the most southeasterly clip corner of said intersection, being the most easterly

NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS THAT, MFD
INCORPORATED and BENBROOKE UNIVERSITY PARTNERS LIMITED, a Texas limited
partnership, acting by and through the undersigned, do hereby adopt this final plat of LOT I -AR
& LOT 1-BR, PEARCY/CHRISTON ADDITION No. 1. an addition to the City of Denton,
Denton County, Texas and do hereby dedicate in fee simple, to the public use forever, the streets
and alleys shown thereon. The streets and alleys are dedicated for street purposes. The easements
and public use areas, as shown, are dedicated, for the public use forever, for the purposes
indicated on this plat. No buildings, fences, trees, shrubs or other improvements or growths shall
be constructed or placed upon, over or across the easements as shown, except that landscape
improvements may be placed in landscape easements, if approved by the City of Denton. In
addition, utility easements may also be used for the mutual use and accommodation of all public
utilities desiring to use or using the same, unless the easement limits the use to particular utilities,
said use by public utilities being subordinate to the public's and City of Denton's use thereof.
The City of Denton and public utility entities shall have the right to remove and keep removed all
or parts of any buildings, fences, trees, shrubs or other improvements or growths which may in
any way endanger or interfere with the construction, maintenance or efficiency of their respective
systems in said easements. The City of Denton and public utility entities shall at all times have
the full right of ingress and egress to or from their respective easements for the purpose of
constructing, reconstructing, inspecting, patrolling, maintaining, reading meters, and adding to or
removing all or parts of their respective systems without the necessity of any time procuring
permission from anyone.
This plat approved subject to all platting ordinances, rules, regulations and resolutions of the City
of Denton, Texas.
