WHERE AS, M. B. RAGSDALE is the owner of all that certain tract of land situated in the H. White Survey Abstract
Number 1332, Denton County, Texas and all of the called 7 acre tract described in the deed from T. W. trick at ux
to M. B. Ragsdale of ux recorded in Volume 626, Page 709 of the Deed Records of Denton County, Texas; the
subject tract being more particularly described as follows:
BEGINNING for the Northeast corner of the tract being described herein at a 1/2 inch iron rod found at a cross-tle
fence comer post at the Northeast corner of the said 7 acre tract and the Northeast comer of the called 5.038
acre tract described in the Deed of Trust from M.B. Ragsdale at ux to Thomas H. Benson, Tr. Recorded in Volume
546, Page 51 of the Dead of Trust Records on the West side of New Hope Road;
THENCE South 04 Degrees 44 Minutes 08 Seconds West along the West side of New Hope Road with the East line of
the 7 acre tract and the East line of the sold 5.038 acre tract passing at a distance of 161.71 feet a 1/2 Inch
square iron rod found of the Easterly Southeast corner thereof and continuing along the some course, in all, a total
distance of 187.78 feet to a 1/2 Inch iron rod with a yellow plastic cap stomped "COLEMAN RPLS 4001" set for an
angle point in the East line 'of the 7 acre tract;
THENCE South 00 Degrees 35 Minutes 18 Second West continuing along the West side of Now Hope Road with the
East line of the 7 acre tract a 'distance of 132,99 feet to a 3/8 inch Iron rod found at a salient corner of the
tailed 8.897 acre tract described in the deed from Herman Stout of ux to Roger C. Frederick at ux recorded under
Clerk's File Number 93-R0036742 of the Real Property Records of Denton County, Texas;
THENCE North 88 Degrees 54 Minutes 41 Seconds West generally along a wire fence with the South line of the said
7 acre tract and the North line of the said 8.897 acre tract passing of a distance of 176.00 feet a cross -tie
fence comer post at the Northwest corner thereof and the Northeast corner of Lot 5, Block A, Chasewood Estates
as shown by the plot thereof recorded in Cabinet S. Page 366 of the Plot Records of Denton County, Texas and
continuing with the South line of the 7 acre tract, In ai], a total distance of 959.40 feet to the remains of a
cross -tie fence corner post and a 1/2 inch iron rod found in an eroded stream bank at the Southwest corner
thereof and the Northwest corner of Chosewood Estates;
THENCE North Ot Degrees 18 Minutes 54 Seconds East partially along the meanders of a wire fence with the West
line of the 7 acre tract a distance of 319.32 feet to a i/2 inch iron rod found in a pile of rocks near a
cross -tie fence corner post of the Northwest corner thereof in the North line of the said H. White Survey and the
Northeast corner of the called 62.85 acre tract described in the deed from Jack Shepard to Lila Faye Everett
recorded under Clerk's File Number 95-R0065889 of the sold Real property Records;
THENCE South 88 Degrees 58 Minutes 27 Seconds East along a wire fence with the North line of the 7 acre tract a
distance of 968.92 feet to the PLACE OF BEGINNING and enclosing 7.059 acres of land.
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENT:
THAT, M. B. RAGSDALE, does hereby adopt this plat designating the herein described property as LOT 1 & LOT 2,
Block A, RAGSDALE ADDITION, forever the street rights -of -way and public easement shown hereon. The easements
shown hereon are hereby reserved for the purposes as Indicated. The utility easements shall be open for all City
or franchised public utilities for each particular use. The maintenance of paving on the easements are the
responsibility of the property owner. No buildings or auxiliary structures shall be constructed, reconstructed or
placed upon, over, or across the easements as shown. Sold easements being hereby reserved for the mutual use
and accommodations of all public utilities, or desiring to use some. Any City or franchised utility shall have the
full right to remove and keep removed all or parts of any fences, trees, shrubs, or other improvements or growths
which in any way endanger or interfere with the construction, maintenance, or efficiency of its respective system on
the easements and ail City or franchised utilities shall at off times have the full right of ingress and egress to and
from and upon sold easements for the purpose of constructing, reconstructing,. Inspecting, patrolling, maintaining,
and adding to or removing all or parts of Its respective system without the necessity at any time of procuring the
permission of anyone.
