and through its general partner, Pine Valley Resources Corporation, an Ohio
Corporation, owners a 2.9583 Acre tract of land situated in the John Havens
Survey, Abstract No. 541, Vol ume,,{ Pagsa3.9, Denton County, Texas; said tract
being located 1n the City of Lev`SI ille, Tema, and being a Green Addition, an
addition to the City of Lewisville, as recorded In Denton County Deed Records,
said 2.9583 Acre tract being more particularly described as follows:
BEING, a tract of land situated in the JOHN HAVENS SURVEY ABSTRACT NO. 541, City
of Lewisville, Denton County, Texas, and being a part of a second tract, part two
of 20 acres as conveyed by deed dated November 1, 1932, front J.A. Helskell to Lona
L. Heiskell according to the deed recorded in Volume 283, Page 232, of the Deed
Records of Denton County, Texas, and being more particularly described as follows:
BEGINNING at the southeast corner of the said Second Tract Part Two of 20 acres,
and an iron rod found for corners;
THENCE South 89 42' 44" Vest with the south line of said 20 acre tract, a
distance of 376.97 feet to an iron rod at the base of a fence corner post and
being the southwest corner of the herein described tract;
THENCE North 01 55' 44" West, along the west line of the herein described tract,
a distance of 453.60 feet to an iron rod found in the centerline of East Main
Street, (25' north of the proposed south Right of Way line);
THENCE South 60 36' 26" East with the said centerline of East Main Street, a
distance of 431.92 feet, to an iron rod found for the northeast corner of the
herein described tract;
THENCE South 03 47' 20" Fast, with the East line of said 20 acre tract, a
distance of 240.07 feet to the PLACE OF BEGINNING and containing 2.9583 acres of
land (GROSS), having 0.2482 acre within the proposed 25' Right of Way strip to be
dedicated for East Main Street, and retaining 2.7101 acres (NET) following said
dedication, and also being known as 1006 East Main Street.
CONTAINING, 128,e64 square feet of 2.9583 acres of land, more or less.
NOW THEREFORE, KNOW ALL MEN BY THESE PRESENTS:
THAT, REALTY ALLIANCE OF TEXAS, LTD., a Texas Llated Partnership, acting by and
though its general partner, Pine Valley Resources Corporation, an Ohio
Corporation, do hereby adopt this plat, designating the herein described property
as the FINAL PLAT OF GREEN ADDITION, LOTS 1,2 & 3, BLOCK A, an Addition to the
City of Lewisville, Tema and does hereby dedicate to the -public use forever, the
street shown thereon. The easements shown hereon ars hereby reserved for the
purposes indicated. The utility and fire lane easements (if any) shall be open to
the public, fire and police unites, garbage and rubbish collection agencies, and
all public and private utilities for each particular use. The maintenance of
paving on the utility and fire easements is the responsibility of the property
owners. No buildings, fences, trees, shrubs or other improvements or growths
shall be constructed, reconstructed of placed upon, over or across the easements
as shown, said easements being hereby reserved for the mutual use and
accommodation of all public utilities using. or desiring to use same. All, and any
public utility shall have the right to remove, and keep removed any improvements or
growths which in any. way may endanger or interfere with the construction,
maintenance or efficiency of its respective system, or systems on the easements
and all public utilities shall have at all times the rights of Ingress and egress
to and from and across the said easements for the purpose of constructing,
reconstructing, inspecting, patrolling, maintaining and adding to or removing all
or parts of its respective systems without the necessity at any time of procuring
the permission of anyone. (Any public utility shall have the right of ingress or
egress to private property for the purpose of reading meters and any maintenance
or service required or ordinarily performed by that utility).
Water main and sanitary sewer eaaements shall also include additional area of
working space for construction and maintenance of the systems. Additional
easement area is also conveyed for installation or maintenance of manholes,
claanouts, fire hydrants, water services and sewer services frays the main to the
curb or pavement line, and the description of such additional easements herein
granted shall be determined by their location as installed.
This plat approved subject to all platting ordinances, rules, regulations and
resolutions of the City of Lewisville, Texas.
