The purpose of this Temporary Emergency Access Easement is to provide emergency vehicles, equipment and personnel a secondary means of access to land, homes, and facilities via a paved road across lots 26 and 27 of block a until public roads are extendedloonnected. Grantor covenants and agrees that it shall construct or cause to construct within the easement a 2D foot -wide concrete paved surface, marked and maintained to meet the standards for fire lanes contained in the international fire code, as amended by the City of Denton. Grantor shall thereafter take reasonable steps to periodically inspect the easement and maintain the easement in a state of good repair at all times and keep the same free and dear Of any structures, fences, trees, shrubs, or other improvements or obstructions, including but not limited to the parking of motor vehicles, trailers, boats or other impediments to the access of emergency servi es vehicles, and grantor shall post and maintain appropriate and conspicuous signage for fire lanes within the easement, which states 'fire lane -no parking'. Maintenance of the easement is the sole responsibility of the grantor, however, the Denton Police Department and/or the Denton Fire Marshall is authorized, but not required, to remove any obstructions within the easement for emergency services use. In any deed conveying an interest in property affected by the easement, the grantor shag reference this easement and indicate that the easement is binding upon all successors in interest of the property unless otherwise terminated. This Temporary Emergency Access Easement shall extinguish as public right of way is extended and shall terminate completely when pudic right of way is connected between Ryan Road and Creekdale Drive and accepted by the City of Denton.
