Deed Records of Denton County, Texas (D.R.D.C.T.) and being more particularly described as follows:
BEGINNING at a P.K. Nail found in the asphalt at the southeast corner of a tract of land as
described in deed to Danny Joe Burrows and wife, Carlotta Jo Burrows as recorded under County
Clerk's File N.o. 94—RQ007240 D.R.D.C.T., and said point being in the approximate centerline of
Hickory Hil! Road, the south line of said Pritchett Survey and the north Tine of the R. Knight

of 1278.40 feet from a iron rod found for the southwest corner of said Burrows tract;

Deed Records of Denton County, Texas (D.R.D.C.T.) and being more particularly described as follows:
BEGINNING at a P.K. Nail found in the asphalt at the southeast corner of a tract of land as
described in deed to Danny Joe Burrows and wife, Carletto Jo Burrows as recorded under County
Clerk's File No. 94—R0007240 D.R.D.C.T., and said point being in the approximate centerline of
Hickory Hill Road, th.e south line of said Pritchett Survey and the north line of the R. Knight

WHEREAS, TOMMY K LLC, is the owner of a tract of land situated in the E. Pritchett Survey,
Abstract No. 1020, Denton County, Texas and being a remainder of that certain tract of land called
35.5 acres as described in deed to R. W. McCormick as recorded in Volume 3$5, page 3.81 of the
Deed Records of Denton County, Texas (D.R.D.C.T.) and being more particularly described as follows:
BEGINNING at a P.K. Nail found in the asphalt at the southeast corner of a tract of land as
described in deed to Danny Joe Burrows and wife, Carletto Jo Burrows as recorded under County
Clerk's File No. 94—R0007240 D.R.D.C.T., and said point being in the approximate centerline of
Hickory Hill Road, th.e south line of said Pritchett Survey and the north line of the R. Knight
Survey, Abstract No. 702 and also being South 87 degrees 54 minutes 07 seconds East a distance
of 1278.40 feet from a iron rod found for the southwest corner of said Burrows tract;
THENCE North 01 degrees 57 minutes 04 seconds East along the east line of said Burrows tract,
passing at a distance of 676.23 feet an iron rod found for the northeast corner of said Burrows
tract, same being the southeast corner of a tract of land as described in deed to Francis J.
Sweeney and wife, Paula 'Sweeney as recorded in Volume 2910, Page 06,66 D.R.D.C.T., and continuing
in all a distance of 1283.70 feet to fence corner post for the northeast corner of said Sweeney
tract;
THENCE North 87 degrees 03 minutes 35 seconds Vilest along the north Line of said Sweeney tract
a distance of 249.20 feet to a Corps of Engineers Monument no. F-558-3 for the southern most
southeast corner of that certain tract of land as described in deed to Robert John Kipp as
recorded in Volume 1359, Page 522 D.R.D.C.T. and said monument being North 87 degrees 29
minutes 40 seconds East a distance of 409.70 feet from a Corp of Engineer Monument No.
F--558•-4, an angle point in the north line of said Sweeney tract;
THENCE North 22 degrees 18 minutes 13 seconds East along the southern most east line of said
Kipp tract a distance of 912.37 feet to a Corps of Engineers Monument No. F--558--2 for an
interior angle point of said Kipp tract and the northern most northwest corner of said 35.5 acre
tract;
THENCE South 8.8 degrees 44 minutes 27 seconds East along the north line of said 35.5 acre tract
a distance of 69.53 feet to a 1 /2" iron rod found in the southwest right --of m way line of the
Atchison, Topeka and Santa Fe Railroad (150' R.O.W.) and said point being North 88 degrees 55
minutes 20 seconds West a distance of 159.11 feet from the northwest corner of that certain tract
of land as described in deed to Wait Garrison as recorded in Volume 1801, Page 225 D.R.D.C.T.;
THENCE South 36 degrees 26 minutes 51 seconds East along said right--of--way line a distance of
871,6_9e feet to an 1 /2" iron rod found at the most northern earner of that certain tract of land
as described in deed to James Lawrence Griffith and wife Dona Jean Griffith as recorded in Volume
1!646, Page 793 D.R.D.C.T. and being in the west line of the A. Cannon Survey, Abstract No. 232;
THENCE South 02 degrees 23 minutes 30 seconds West along the west line of said Griffith tract,
the east line of said 35.5 acre tract, being the west line of said A. Cannon Survey and the east
line of said Pritchett Survey a distance of 191.45 feet to a 1/2" iron rod found at the northeast
corner of that certain tract of land as described in deed to Duane H. Lomp and wife Marguerite S.
Lamp as recorded in Volume 1049, Page 215 D.R.D.C.T.;
THENCE North 86 degrees 48 minutes 05 seconds West along the north line of said Lamp tract a
distance of 337.9.8 feet to a 1 /2" iron rod found for the northwest corner of said Lamp tract;
THENCE South 02 degrees 21 minutes 48 seconds West along the west lime of said Lamp tract
passing at a distance 1252.62 feet a 1 /2" iron rod found and continuing in all a distance of
1277..90 feet to a P.K. nail found in the asphalt in the approximate centerline of said Hickory Hill
Road at the southwest corner of said Lamp tract in the south line of said Pritchett Survey and the
north line of said Knight Survey;
THENCE North 87 degrees 54 minutes 06 seconds West along the south line of said Pritchett
Survey and said centerline a distance of 330.54 feet to the Point of Beginning and containing in all
9111144 square feet or 20.916 acres of land.

NOW THEREFORE, KNOW ALL MEN BY THESE PRESENTS:
THAT TOMMY K LLC does hereby adopt this plat, designating the herein above described property as
BELLE COTE, an addition to the City of Denton, Denton County, Texas and do hereby dedicate, in
fee simple, to the public use forever the streets and alleys thereon and does dedicate the
easements shown thereon for mutual use. No buildings, fences, trees, shrubs or other improvements
or growths shall be constructed, reconstructed to place upon, over or across the easements as
shown. Said easements being hereby reserved for the mutual use andaccommodation of all public
utilities using c desiring to use the some. All, and any public utilityshall have the right to remove
and keep removed all or part of any buildings, fences, 'trees, shrubs or other improvement or
growths which in any way m.ay endanger or interfere with the construction, maintenance or
efficiency of its respective system on the easements and all public utilities shall at all times have
the full right of ingress or egress to or from and upon the said easements for the purpose of
constructing, reconstructing, inspecting, patrolling, maintaining and adding to or removing oil or
parts of its respective systems without the necessity at any time of procuring the permission of
anyone. (Any public utility of reading meters and any maintenance or service required or ordinarily
performed by that utility).
