WHEREAS TANT, LLC, a Texas limited liability company,
is The sole owner of a 2.167 acre tract of land situated
in the H.O. Hoover Survey, Abstract No. 603, in the City
of Roanoke, Denton: County, Texas as shown in the Deed
recorded under Document No. 2013-109333 of the Deed
Records of Denton County, Texas, said 2617 acre tract
being more fully described as follows.
BEGINNING at a 1/2--Inch steel rod with a red plastic cap
stamped 'Prism Surveys" set for comer at the present
intersection of the north right-of-way line of Henrietta
Creek Road (a called 60 foot wide right-of-way at this
point) with the present : ent west right-of-way line of Benson
Lone (a 50 foot wide right-of-way as established by the
Deed recorded under Instrument No. 2005-65751 of the Deed
Records of Denton County, Texas);
THENCE North 89 deg. 55 min. 12 sec. West, departing said
Benson Lane and along the present north right-of-way line
of said Henrietta Creek Road, a distance of 422.71 feet to
a 112-inch steel rod found for comer;
THENCE North 13 deg. 25 min. 29 sec. East, at a distance
of 20.80 feet passing the southeast comer of Lot 7, it?
Block 1 of Henriettd Creek Business Park an addition to
the City of Roanoke as shown on the Plat recorded in
Cabinet V, at Page 548 of the Plat Records of Denton
County, Texas and continuing along the common line between
said Lot. 7 and said, TANT LLC tract for a total distance of
259.12 feet to a 518-Inch steel rod found for comer,•
THENCE South 89 deg- 58 min. 38 Sec. Eat, continuing
along the common line between sold TANI, LLC tract and
said Henrietta Creek Business Park, a distance of 358.70
feet to a 5/8-inch steel rod found for comer at the
southeast comer of Lot 8, in Block I of said Henrietta
Creek Business Park same being the southwest comer of a
tract of fond Conveyed to Centurion Stone of DFW LLC as
evidenced by the Deed recorded under Deed No. 2011-79323
of the Deed Records of Denton County, Texas,
THENCE North 89 deg. 58 min. 49 sec. East, departing sold
Henrietta Creek Business Park and along the common line
between said TANT,:LLC tract and said Centurion Stone
tract, a distance of 122.00 feet to a 1/2-inch steel rod
set for corner and being on the westerly right-of-way line
of said Benson Lane,
THENCE South 25 deg. 04 min. 24 sea West, along the
present westerly right-of-way line of said Benson Lane, a
distance of 278.80 feet to the POINT OF BEGINNING,
and containing 2617 acres or 113973 square feet of land
more or less.
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
THAT, TANT; LLC bye and through the undersigned, its
duly authorized agent does hereby adopt this plat designating
the hereinabove described property as Lot 1, Block I
DINSMORE ADDn7ON,' an addition to the City of Roanoke,
Denton County. Texas and we do hereby dedicate the streets
and easements shown thereon to the public's use
unless noted otherwise.
