BEGINNING at a 1/2 iron rod found for the southeast corner of Lot 1, Block A of Pecan Creek Business Park, an addition to the
City of Denton, Denton County, Texas, according to the map or plat thereof recorded in Document No. 2016-184, Official
Public Records, Denton County, Texas, and lying in the north right-of-way line of Duchess Drive (variable width right-of-way);
THENCE North 00 degrees 39 minutes 16 seconds East, along the east line of said Lot 1, Block A, a distance of 401.64 feet to a
1/2 inch iron rod found at the northeast corner of said Lot 1, Block A and lying in the south line of Lot 2, Block A of Knollwood

2021-26, Official Public Records, Tarrant County, Texas;
THENCE South 88 degrees 43 minutes 07 seconds East, along the south line of said Lot 1111, Block 1, passing the southeast
corner of Lot 1111, Block 1, same being the southwest corner of Lot 2111, Block 1 of said Loop 288 Centre, and continuing for a
total distance of 368.91 feet to a 1/2 inch iron rod set with plastic yellow cap stamped "TXHS" for an inside ell corner;
THENCE South 00 degrees 13 minutes 59 seconds West, continuing along the south lines of said Lot 2111, Block 1, a distance of
71.59 feet to a 1/2 inch iron rod set with plastic yellow cap stamped "TXHS" for the southernmost southwest corner of said

170.24 feet to a 1/2 inch iron rod found at the southwest corner of said K-7 Enterprises L.P. tract;
THENCE South 89 degrees 06 minutes 57 seconds East, with said south line of the K-7 Enterprises L.P. tract,a distance of
259.58 feet to a 1/2 inch iron rod found at the southeast corner of said K-7 Enterprises L.P. tract and lying in the west
right-of-way line of State Highway Loop 288 (120 foot right-of-way);
THENCE South 00 degrees 55 minutes 11 seconds West, along said west right-of-way line of State Highway Loop 288, a
distance of 916.75 feet to an "X" set lying in the said north right-of-way line of Duchess Drive and being the southeast corner
of the herein described tract;
THENCE North 89 degrees 00 minutes 15 seconds West, along said north right-of-way line of Duchess Drive, a distance of
389.28 feet to a 1/2 inch iron rod found at the beginning of a tangent curve to the left having a radius of 330.00 feet, a delta
angle of 11 degrees 33 minutes 00 seconds, with a chord that bears South 85 degrees 13 minutes 15 seconds West, 66.41
feet;
THENCE along said tangent curve to the left and said north line of the right-of-way of Duchess Drive, an arc length of 66.52
feet to a 1/2 inch iron rod found lying in said north right-of-way line of Duchess Drive, said corner being the beginning of a
tangent curve to the left having a radius of 330.00 feet, a delta angle of 16 degrees 03 minutes 22 seconds, with a chord that
bears South 71 degrees 25 minutes 04 seconds West, 92.17 feet;
THENCE along said tangent curve to the left and said north line of the right-of-way of Duchess Drive, an arc length of 92.48
feet to a 1/2 inch iron rod found lying in said north right-of-way line of Duchess Drive
THENCE South 63 degrees 23 minutes 19 seconds West, continuing along said north right-of-way line of Duchess Drive, a
distance of 105.14 feet to a 1/2 inch iron rod found at the beginning of a tangent curve to the right having a radius of 270.00
feet, a delta angle of 26 degrees 33 minutes 20 seconds, with a chord that bears South 76 degrees 39 minutes 59 seconds
West, 124.02 feet;
THENCE along said tangent curve to the right and said north line right-of-way line of Duchess Drive, an arc length of 125.14
feet to the POINT OF BEGINNING and containing 771,519.104 square feet or 17.7115 acres of land.

described property as DENTON GROVE, an addition to the City of Denton, Texas, and does hereby dedicate, in fee simple, to the public use forever, the streets and alleys shown thereon. The streets and alleys are
dedicated for street purposes. The easements and public use areas, as shown, are dedicated, for the public use forever, for the purposes indicated on this plat. No buildings, fences, trees, shrubs or other
improvements or growths shall be constructed or placed upon, over or across the Easements as shown, if approved by the City of Denton. In addition, Utility Easements may also be used for the mutual use and

4) The City of Denton has adopted the National Electrical Safety Code (The "Code"). The Code generally prohibits structures within 17.5 feet on either side
of the center line of overhead distribution lines and within 37.5 feet on either side of the centerline of overhead transmission lines. In some instances, The
Code requires greater clearances. Building permits will not be issued for structures within these clearance areas. Contact the building official with specific
questions.
5) Discharge from any detention pond outfall or storm drain outfall may require an offsite drainage easement to accommodate the flow. If an offsite drainage
easement is required, a study shall be made of the offsite property to determine the size of the drainage easement to accommodate the flow.
6) Acceptance of the drainage features identified on the Preliminary Plat is subject to change during the final plat process and does not constitute
subsequent approval of the same. The City reserves the right to require additional data or studies to ensure compliance with the City of Denton Subdivision
and Land Regulationsm Drainage Criteria, and Comprehensive Master Drainage Plan.
7) Tree preservation: (501 inches of Heritage trees, 50 inches of Quality Trees, and 30 inches of Secondary Trees). Any future unauthorized land disturbing
activity or construction activity that would impact and/or damage the preserved trees is prohibited.
8) Property owners are responsible for the maintenance and access improvements located within the Fire Lane Easement.
9) The city reserves the right to specify a new or revised minimum finished floor elevation at the time of issuance of a building permit if new or more
accurate information, as determined by the Floodplain Administrator, warrants the change. This minimum finish floor elevation shall apply to the building
foundation, including basements, and electrical and mechanical equipment. Minimum lot and habitable space for lots within the 100 ]year base flood,
abutting the 100 ]year base flood, or within 200 feet of the 100 ]year base flood shall be established as follows: i. For lots adjacent to a stream without Base
Flood Elevations (BFE's) identified on the official FEMA Flood Insurance Rate Maps, any habitable structure shall have a finished floor elevation at least 18
inches above the 100 ]year base flood elevation based on fully developed conditions. This shall apply to all rivers or streams regardless of whether the 100
]year floodplain is shown on the FEMA map. ii.For lots adjacent to a stream with Base Flood Elevations (BFE's) identified on the official FEMA Flood
