WHEREAS, Homesite Investments, Ltd., formerly known as 121 Valley View Investment Company, Ltd. is
the sole owner of that certain 2.238 acre tract of land described in the deed recorded as Document
94-R0079656, Deed Records, Denton County, Texas; said 2.238 acres of land being more particularly
described by metes and bounds as follows:
BEING a tract of land situated in the B. Hunter Survey, Abstract No, 553, Denton County, Texas and
being a portion of Lot 1 and all of Lot 2, Block A" of Timber Village, an addition to the City of
Lewisville, as recorded in Cabinet C, Page 255 Plat Records, Denton County, Texas, and being more
particularly described by metes and bounds as follows:
BEGINNING at a brass disk in a concrete monument (TOOT) found for corner, said monument being
North 8W 34' 36" West, a distance of 18.38 feet from the Northeast corner of said Lot 1, Block A
end being in the West right-of-way line of State Highway 121, said point being the Northwest
corner of a 0.0867 acre tract of land as conveyed to the State of Texas for right-of-way purposes
as recorded in Volume 2195, Page 129, Deed Records of Denton County, Texas;
THENCE South 09 23' 05" West, along the West line of said Highway 121, and along the West line of
said 0.0857 acre tract, a distance of 202.50 feet to a brass disk in a concrete monument (TOOT)
found for corner, said monument being in the North line of Valley View rive, (a 85 foot
right-of-way),a dedicated public street;
THENCE North 89' 34' 36" West, along the North line of said Valley View Drive, passing a 1/2 inch
iron rod at 179.08 feet at the southwest corner of said Lot 1, same being the Southeast corner of
said Lot 2, Block A, and continuing a total distance of 481.53 feet to a 1/2 inch iron rod found
for corner with plastic cap stamped BPS #1674 for the Southwest corner of said Lot 2;

121 Valley View Investment Company, Ltd., through the undersigned authority, does hereby adopt
this plat designating the herein above described property as TIMBER VILLAGE, LOT 1-R, BLOCK A, an
addition to the City of Lewisville, Denton County, Texas, and does hereby dedicate to the public
use forever the streets and alleys shown hereon; and does hereby dedicate the easement strips
shown on the plat for mutual use and accommodation of the City of Lewisville and all public
utilities desiring to use, or using same. No buildings, fences, trees, shrubs, signs, or other
improvements shall be constructed or placed upon, over, or across the easement strips on said
plat. The City of Lewisville and any public utility shall have the right to remove and keep
removed all or part of any buildings, fences, trees, shrubs, signs, or other improvements or
growths which in any way endanger or interfere with the construction, maintenance, or efficiency
of its respective system on any of these easement strips, and the City of Lewisville and any
public utility shall at all times have the right of ingress and egress to and from and upon any of
said easement strips for the purpose of constructing, reconstructing, inspecting, patrolling,
maintaining, and adding to or removing all or part of its respective system without the necessity
at any time of procuring the permission of anyone. A blanket easement of a three (3) foot radius
from the center point of all fire hydrants and a two (2) foot radius from the center point of all
other appurtenances (fire hydrant valves, Water meters, meter boxes) is hereby granted to the City
of Lewisville for the purpose of constructing, reconstructing, inspecting and maintaining the
above named appurtenances.
We do further dedicate, subject to the exceptions and reservations set forth hereinafter, to the
public use forever, all public use spaces shown on the face of the plat.
All lots in the subdivision shall be sold and developed subject to the building lines shown on the

particularly described by metes and bounds as follows:
BEGINNING at a brass disk in a concrete monument (TOOT) found for corner, said monument being
North 8W 34' 36" West, a distance of 18.38 feet from the Northeast corner of said Lot 1, Block A
end being in the West right-of-way line of State Highway 121, said point being the Northwest
corner of a 0.0867 acre tract of land as conveyed to the State of Texas for right-of-way purposes
as recorded in Volume 2195, Page 129, Deed Records of Denton County, Texas;
THENCE South 09 23' 05" West, along the West line of said Highway 121, and along the West line of
said 0.0857 acre tract, a distance of 202.50 feet to a brass disk in a concrete monument (TOOT)
found for corner, said monument being in the North line of Valley View rive, (a 85 foot
right-of-way),a dedicated public street;
THENCE North 89' 34' 36" West, along the North line of said Valley View Drive, passing a 1/2 inch
iron rod at 179.08 feet at the southwest corner of said Lot 1, same being the Southeast corner of
said Lot 2, Block A, and continuing a total distance of 481.53 feet to a 1/2 inch iron rod found
for corner with plastic cap stamped BPS #1674 for the Southwest corner of said Lot 2;
THENCE North 09 25' 24" East, along the West line of said Lot 2, a distance of 202.50 feet to a
1/2 inch iron rod set for corner with yellow plastic cap stamped "Landes & Assoc. for the
Northwest corner of said Lot 2, Block A;
THENCE South 89. 34' 38" East, along the North line of said Block A, passing the Northeast corner
of said Lot 2 at 302.24 feet and continuing a total distance of 481.39 feet to the POINT OF
BEGINNING and containing 97,495 square feet or 2.238 acres of land more or less.
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS THAT Homesite Investments, Ltd., fomerly known as
121 Valley View Investment Company, Ltd., through the undersigned authority, does hereby adopt
this plat designating the herein above described property as TIMBER VILLAGE, LOT 1-R, BLOCK A, an
addition to the City of Lewisville, Denton County, Texas, and does hereby dedicate to the public
use forever the streets and alleys shown hereon; and does hereby dedicate the easement strips
shown on the plat for mutual use and accommodation of the City of Lewisville and all public
utilities desiring to use, or using same. No buildings, fences, trees, shrubs, signs, or other
improvements shall be constructed or placed upon, over, or across the easement strips on said
plat. The City of Lewisville and any public utility shall have the right to remove and keep
removed all or part of any buildings, fences, trees, shrubs, signs, or other improvements or
growths which in any way endanger or interfere with the construction, maintenance, or efficiency
of its respective system on any of these easement strips, and the City of Lewisville and any
public utility shall at all times have the right of ingress and egress to and from and upon any of
said easement strips for the purpose of constructing, reconstructing, inspecting, patrolling,
maintaining, and adding to or removing all or part of its respective system without the necessity
at any time of procuring the permission of anyone. A blanket easement of a three (3) foot radius
from the center point of all fire hydrants and a two (2) foot radius from the center point of all
other appurtenances (fire hydrant valves, Water meters, meter boxes) is hereby granted to the City
of Lewisville for the purpose of constructing, reconstructing, inspecting and maintaining the
above named appurtenances.
We do further dedicate, subject to the exceptions and reservations set forth hereinafter, to the
public use forever, all public use spaces shown on the face of the plat.
All lots in the subdivision shall be sold and developed subject to the building lines shown on the
plat.
