Texas (P.R.D.C.T.), and the tract of land situated in the Earth Tech Addition, Block A, Lot 1, an addition in the City of Frisco, Denton
County, Texas, according to the plat recorded in Cabinet X, pg. 626, Plat Records Denton County, Texas (P.R.D.C.T.), the subject
properties being more particularly described as follows (bearings are based on State Plane Coordinate System, Texas North Central
Zone (4202) North American Datum of 1983 (NAD'83)):
BEGINNING at a 1/2 inch rebar with pink cap stamped "BARTON CHAPA" set (Hereinafter "capped rebar set") set for the northwest corner of said
Lot 1 and the herein described tract, lying on the east right-of-way of Rose Lane (right-of-way varies);
THENCE South 66 degrees 30 minutes 30 seconds East, with the north line of said Lot 1, a distance of 713.32 feet to a 5/8 inch rebar, found for the
northeast corner thereof, same being the northeast corner of said Lot 2RA;
THENCE with the perimeter and to the corners of said Lot 2RA, the following calls:
1. South 01 degrees 03 minutes 10 seconds East, 264.99 feet to a 5/8 inch rebar with cap stamped, "RPLS 1890" found, from which a disturbed
5/8 inch rebar found bears South 09 degrees East, 0.92 feet;
2. North 89 degrees 53 minutes 44 seconds West, 430.96 feet a capped rebar set to the beginning of a non -tangent curve to the left, having a
radius of 100.45 feet, with a delta angle of 18 degrees 32 minutes 35 seconds, whose chord bears North 47 degrees 23 minutes 29 seconds
West, a distance of 32.37 feet;
3. Along said non -tangent curve to the left, an arc length of 32.51 feet to a capped rebar set, at the beginning of a compound curve to the left,
having a radius of 189.29 feet, with a delta angle of 6 degrees 54 minutes 9 seconds, whose chord bears North 63 degrees 52 minutes 46
seconds West, a distance of 22.79 feet;
4. Along said compound curve to the left, an arc length of 22.80 feet to a point from which a 1/2 inch rebar bears South 18 degrees West, 0.53
feet, at the beginning of a reverse curve to the right, having a radius of 364.69 feet, with a delta angle of 12 degrees 11 minutes 16 seconds`

5. Along said reverse curve to the right, an arc length of 77.58 feet to a point, at the beginning of a compound curve to the right, having a

West, a distance of 33.72 feet;
6. Along said compound curve to the right, an arc length of 33.91 feet to a capped rebar set, at the beginning of a reverse curve to the left,
having a radius of 89.41 feet, with a delta angle of 41 degrees 17 minutes 54 seconds, whose chord bears North 47 degrees 30 minutes 19
seconds West, a distance of 63.06 feet;
7. Along said reverse curve to the left, an arc length of 64.45 feet to a point from which a 1/2 inch rebar bears South 19 degrees West, 0.53
feet, at the beginning of a reverse curve to the right, having a radius of 37.21 feet, with a delta angle of 39 degrees 53 minutes 48 seconds,
whose chord bears North 57 degrees 22 minutes 38 seconds West, a distance of 25.39 feet;
8. Along said reverse curve to the right, an arc length of 25.91 feet to a capped rebar set, at the beginning of a compound curve to the right,
having a radius of 47.02 feet, with a delta angle of 22 degrees 27 minutes 18 seconds, whose chord bears North 28 degrees 33 minutes 37
seconds West, a distance of 18.31 feet;
9. Along said compound curve to the right, an arc length of 18.43 feet to a 1/2 inch rebar, at the beginning of a compound curve to the right,
having a radius of 129.12 feet, with a delta angle of 10 degrees 24 minutes 08 seconds, whose chord bears North 20 degrees 11 minutes 05
seconds West, a distance of 23.41 feet;
10. Along said compound curve to the right, an arc length of 23.44 feet to a point from which a 5/8 inch rebar with cap stamped "RPLS 1890"
bears South 65 West, 0.26 feet, at the beginning of a non -tangent curve to the right, having a radius of 21.81 feet, with a delta angle of 17
degrees 2 minutes, whose chord bears South 77 degrees 28 minutes 40 seconds West, a distance of 6.46 feet;
11. Along said non -tangent curve to the right, an arc length of 6.48 feet to a 5/8 inch rebar with cap stamped "RPLS 1890" found for the
southwest corner of said Lot 2RA, lying on the east right-of-way of said Rose Lane
THENCE North 00 degrees 41 minutes 20 seconds West, passing at a distance of 65.70 feet an "X" cut found for the northwest corner of said Lot
2RA, same being the southwest corner of said Lot 1, and continuing for a total distance of 357.88 feet, returning to the POINT OF BEGINNING and
enclosing 5.647 acres (246,003 square feet) of land, more or less.
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS:
THAT 14519 ROSE LANE, LLC, acting herein by and through their duly authorized officers, does hereby certify and adopt this plat
designating the herein above described property as HACKBERRY ADDITION, BLOCK A, LOT 1, an addition in the City of Hackberry, ETJ,
Denton County, Texas, and does hereby dedicate to the public use forever, the streets and alleys shown thereon. 14519 ROSE LANE,
LLC does herein certify the following:
1. The streets and alleys are dedicated in fee simple for street and alley purposes.
2. All public improvements and dedications shall be free and clear of all debt, liens, and/or encumbrances.
3. The easements and public use areas, as shown, and created by this plat, are dedicated for the public use forever for the purposes
indicated on this plat.
4. No buildings, fences, trees, shrubs or other improvements or growths shall be constructed or placed upon, over or across the
easements as shown, except that landscape improvements may be placed in landscape easements if approved by the City of Hackberry.
S. The City of Hackberry is not responsible for replacing any improvements in, under, or over any easements caused by maintenance or
repair.
6. Utility easements may also be used for the mutual use and accommodation of all public utilities desiring to use or using the same
unless the easement limits the use to particular utilities, said use by public utilities being subordinate to the public's and City of
Hackberry's use thereof.
7. The City of Hackberry and public utilities shall have the right to remove and keep removed all or parts of any buildings, fences, trees,
shrubs or other improvements or growths which may in any way endanger or interfere with the construction, maintenance, or
efficiency of their respective systems in the easements.
8. The City of Hackberry and public utilities shall at all times have the full right of ingress and egress to or from their respective
easements for the purpose of constructing, reconstructing, inspecting, patrolling, maintaining, reading meters, and adding to or
removing all or parts of their respective systems without the necessity at any time procuring permission from anyone.
9. All modifications to this document shall be by means of plat and approved by the City of Hackberry.
This plat is approved subject to all platting ordinances, rules, regulations, and resolutions of the City of Hackberry, Texas.
