SECTION 01010: SUMMARY OF WORK
1.01 PROJECT
A. Project Name: Renovations to the Customer Service Counters for the City of Denton Utility Department.
B. Owner's Name: City of Denton
C. Project Description:
1. Construction consists of the construction of a new service counters in the Utility Department
Customer Service area located in City Hall East.
2. Work will include the general demolition of the existing customer service counters, and related
spaces and installation of new ballistic resistant glazing and panels, new service counters and work
stations and the like.
3. Relocation of the existing cashier/deposit workstation and construction of a new office.
1.02 RELATED DOCUMENTS AND SECTIONS
A. Conditions of the Contract, Supplementary Conditions, Division 0 ‐ Contract Requirements, Division 1 ‐
General Requirements, and Drawings relate to this Section.
B. Division 2 thru 16; Technical Specifications.
1.03 CONTRACT DESCRIPTION
A. Contract Type: A single prime contract will be established with the General Contractor. Owner
/Contractor agreement is based on a City of Denton form of agreement.
1.04 MULTIPLE CONTRACTS
A. Multiple contracts are separate contracts, representing other construction activities, between Owner and
separate contractors. Each contract may be performed concurrently and coordinated closely with
construction activities performed under other contracts.
B. Contracts for this Project include the following:
a. General Construction Contract, for which these Contract Documents have been prepared.
b. Flooring finishes to be awarded by the Owner.
c. Furniture and Equipment Installation Contract, to be awarded by the Owner.
d. Telecommunications Contract, to be awarded by the Owner.
e. Data Cabling Contract, to be awarded by the Owner.
f. Security system Contract, to be awarded by the Owner.
1.05 OWNER OCCUPANCY
A. The existing Customer Service area will remain in operation during the entire project.
a. The work of the project will be separated into two major work sequences outlined in Article 1.09.
Owners use of spaces, staffing, scheduling will be based on this sequencing. The General
Contractor shall make all provisions necessary to meet these work Sequences and scheduled
delivery of each area. No interruptions of service during work hours will be allowed.
b. Existing Utility and other City departments will remain in operation and open during the entire
period. No interruptions of service during work hours will be allowed.
1.06 CONTRACTOR DUTIES
A. VOC Compliance: Contractor shall insure that all assemblies, components, and systems comply with VOC
(Volatile Organic Components) requirements and regulations of the Environmental Protection Agency

(EPA) Occupational Safety Health Administration (OSHA). State, County, City. and Local Air Control
District.
B. Asbestos Compliance: Contractor shall insure that all assemblies, components, and systems comply with
Asbestos requirements and regulations of the Environmental Protection Agency (EPA) Occupational Safety
Health Administration (OSHA), State, County, City, and Local Air Control District.
C. Except as specifically noted, provide and pay for:
1. Labor, materials and equipment.
2. Tools, construction equipment and machinery.
3. Water, heat, and utilities required for construction.
4. Other facilities and services necessary for proper execution and completion of work.
D. Secure and pay for, as necessary for proper execution and completion of Work, and as applicable at time
of receipt of bids:
1. Building Permits.
2. Development Fees.
3. Impact Fees.
4. Licenses.
E. Give required notices.
F. Comply with City of Denton standards, current International Building Code(s), ordinances, rules,
regulations, orders and other legal requirements of authorities having jurisdiction which bear on
performance of Work.
G. Promptly submit written notice to Architect of observed variance of Contract Documents from legal
requirements. Assume responsibility for Work known to be contrary to such requirements, without
notice.
H. Not later than 10 days after the date of commencement, the Contractor shall furnish in writing to the
Owner through the Architect the names of persons or entities proposed as manufacturers for each of the
products identified in the Specifications and where applicable, the names of the installing Subcontractors.
1.07 CONTRACTOR USE OF SITE AND PREMISES
A. Construction Operations: Limited to areas permitted by Law, Ordinances, Permits, Contract Documents,
and in accordance with the following:
1. Do not use fire lanes or paving areas for storage without Owner's approval.
2. Access site in areas approved by Owner.
3. Restrict parking to areas approved by Owner.
B. Contractor shall have limited use of Project site for construction operations during construction period.
Contractor's use of Project site is limited by Owner’s use of existing facility which must remain in
operation.
C. Use of Site: Limit use of Project site to areas within the Contract limits indicated. Do not disturb portions
of Project site beyond areas in which the Work is indicated.
1. Driveways, Walkways and Entrances: Keep driveways and entrances serving premises clear and
available to Owner, Owner's employees, and emergency vehicles at all times. Do not use these areas
for parking or storage of materials.
a. Schedule deliveries to minimize use of driveways and entrances by construction operations.
b. Schedule deliveries to minimize space and time requirements for storage of materials and
equipment on‐site.
D. Provide access to and from site as required by law and by Owner:

1. Do not unreasonably encumber site with materials or equipment.
2. Do not load structure with weight that will endanger structure.
3. Assume full responsibility for protection and safekeeping of products stored on premises.
4. Move and stored products which interfere with operations of Owner or other contractors.
5. Obtain and pay for use of additional storage or work areas needed for operations.
1.08 PROTECTION OF WORK AND PROPERTY
A. The Contractor shall maintain adequate protection of the Work from damage and shall protect the
Owner's and adjacent property from injury or loss arising from the Work. Contractor shall provide and
maintain at all times any OSHA‐required danger signs, guards, and obstructions necessary to protect the
public and construction personnel from any dangers inherent with or created by the Work in progress.
1. Comply with all federal, state, and city rules and requirements pertaining to safety, and all EPA
standards, OSHA standards and NESHAP regulations pertaining to asbestos as required.
B. Twenty‐four (24) Hour Call: The Contractor shall have personnel on call 24 hours per day, for emergencies
during the course of the Project. The Owner shall be provided with a 24‐ hour emergency contact number
of Contractor's personnel. Contractor shall be able to respond to any emergency call and have personnel
on‐site within two (2) hours after contact. Numbers to be made available to the Owner shall include
home, office and mobile numbers for the following:
1. Contractor's project manager.
2. Contractor's field superintendent.
3. Owner or company officer of Contractor.
C. Protect existing planting, and landscaping as necessary or required to provide and maintain clearance and
access to the Work. Examples of protection are generally as follows:
a. Removal protection, preservation, or replacement and replanting of plant materials.
1. The Contractor shall repair, refinish, and make good any damage to any building or
landscaping resulting from the Work of the Project. Damage done to the building,
equipment, or grounds shall be repaired at the Contractor's expense.
1.09 PROJECT WORK SEQUENCES
General: Scope will include the construction of the work shown on the drawings and specifications. Refer to Sheet
D1.1 for additional information and construction sequence duration.
A. The existing Utility Department Customer Service workstations will be will continue without interruption
during the construction process. The Owner will close the north workstations during the first work sequence
and then the west customer service workstations during the second work sequence.
B. The public lobby shall be kept clean and free from litter, noise and construction debris at all times.
C. Access to the public entry/exit, corridors and general pedestrian traffic shall be maintained throughout the
construction.
D. The Contractor shall stage and sequence all work in the following work sequences as outlined on the
drawings and indicated below.
E. The first work sequence shall be deemed substantially complete by the Owner and Architect, ready for the
Owners use and occupation of each of these areas prior to construction progress to the next work sequence.
F. Erect and maintain temporary construction barriers and dust partitions to fully separate any construction
activity from the general public.
G. Prior to demolition for each sequence of work, contractor shall coordinate with the owner to ensure that
existing facilities are available to employees and the public.
1. All temporary construction partitions shall be clearly marked "construction crews only".

2. Contractor shall erect a temporary site construction fence during each work sequence phase ‐refer sheet
D1.1 for limits of temporary site construction fence.
WORK SEQUENCE ONE:
A. West side Customer Service Workstations: Areas included in WS #1 are the three customer service
workstations located on the west side of Lobby 001.
WORK SEQUENCE TWO:
General: Work included in the first work sequence shall be complete prior to commencement of Work Sequence
Two:
A. Construct all required temporary interior construction partitions and dust barriers as shown on the drawings.
To transition from WS #1 to WS #2.
B. Work will consist of remodeling and reconstruction of the three North‐side Customer Service Workstations
as shown on the drawings.
1.10 TIME
The contractor shall indicate on the proposal form the amount of time in Total Calendar Days the amount of time
required for each Work Sequence.
The work as indicated for each of the work sequences will be completed within a designated timeframe indicated
on the Proposal Form, fully understanding that failure to complete any of the work sequence within the required
time frame may result in liquidated damages as described in the special conditions for each and every calendar day
that any portion of a work sequence remains incomplete and not ready for the Owners beneficial use and
occupation. Contractor shall understand that all work in Work Sequence One shall be complete and ready for the
owners beneficial use and occupancy prior to commencement of the next work Sequence.

SECTION 02070: SELECTIVE DEMOLITION
PART 1 GENERAL
1.1 RELATED DOCUMENTS:
A. Documents affecting work of this Section include, but are not necessarily limited to, General
Requirements, bidding documents and drawings.
1.2 DEMOLITION AND SALVAGE
A. SUMMARY: This portion of the specification governs the demolition, salvaging (to the extent specified by
building owner), and disposal of materials resulting from the demolition.
B. AREAS OF BUILDING DEMOLITION AND MATERIAL REMOVAL:
a. Drywall partitions.
b. Suspended acoustical ceiling
c. Existing HM doors and frames
d. Existing Floor finishes
e. Interior lights and power circuits
1.3 ENVIRONMENTAL REQUIREMENTS
a. Do not allow the spread of dust and debris during demolition work.
b. Contractor shall keep existing area cleared of all debris at all times.
1.4 PROTECTION
a. Protect existing, fixtures, equipment, landscaping, and all building components not designated to be
removed.
b. Do not interfere with adjacent business operation. Maintain free and safe passage to and from.
c. Cease operations and notify the Architect immediately, if safety of any structure appears to be
endangered. Take precautions to properly support structure. Do not resume operations until safety
is restored.
d. Provide, erect and maintain barricades, lighting, and guard rails as required by applicable regulatory
advisory to protect occupants of building and worker.
e. Do not allow any materials to obstruct the site drainage at any time.
1.5 EXISTING SERVICES
a. Arrange and pay for temporarily disconnecting, removing and capping utility services within areas of
demolition.
b. Place markers to indicate location of disconnected services.
c. If cut‐off of utilities is required to perform demolition work, coordinate with demolition work,
coordinate with Architect and Owner with minimum three days advance notice to minimize cut‐off
time.
d. Disconnect and remove all existing abandoned pipes, conduits, etc.
e. Work shall be scheduled and coordinated to minimize any interruption of service.
1.6 HAZARDOUS MATERIALS
Meet all rules and regulations pertaining to the handling and disposal of material, which contain hazardous
materials.
PART 2 PRODUCTS
2.1 MATERIALS
a. Except where noted otherwise, maintain possession of materials being demolished. Promptly
remove from site.
b. If existing materials or objects designated to remain are damaged, they shall be repaired with
materials equal in all respects without additional cost to Owner.

a. Examine site and all objects designated to be removed. Verify with Architect objects to be removed
and objects to remain prior to beginning this Work.
b. Schedule work with all necessary consideration for Owner's use of existing facilities and adjacent
operation.
c. Contractor shall be responsible for protection of property during course of work. Lawns, shrubbery,
paved areas, and building shall be protected from damage. Repair damage at no extra cost to owner.
d. All existing exterior aluminum doors will be reused. Remove and store in a safe and approved
manner. Existing hardware on doors shall be removed, stored and reused.
3.2 DEMOLITION
a. Remove fixtures and building components designated for demolition.
b. Proceed with demolition in a systematic and orderly manner from top to bottom.
c. Remove only non‐structural elements.
d. Do not allow partially demolished sections, etc., which may pose a hazardous condition to exist when
discontinuing work for the day.
e. Salvageable items not claimed by the Owner shall be removed from the site. Storage and/or sale of
items on the site is not permitted.
3.3 CLEANING
a. Remove all debris from site.
b. Leave premises broom clean and suitable for subsequent work by other trades.

SECTION 06100: ROUGH CARPENTRY
A. Scope of Work: Furnish all labor, materials, tools, equipment and related items required for the complete
installation of Rough Carpentry work as indicated by the Contract Documents.
B. Framing lumber materials: Wood for framing and general carpentry work shall be sound, well
manufactured, and with moisture content limit of 19%. Lumber shall be dressed S4S unless otherwise
indicated. Green lumber shall not be used.
C. Dimension: SPIB grade marked No. 2 dimension southern pine or WCLB grade marked No.2 Dimension
Douglas fir, S4S.
D. Plywood: 3/4" thick, Exterior Grade, B‐C Face Grade.
E. Bracing, Blocking, Nailers, and Grounds: Grade marked, No. 2 commercial Southern Yellow Pine or
construction grade Douglas Fir, moisture content under 19%, S4S.
F. Rough hardware: Nails, spikes, screws, bolts, etc.shall be of the proper types and sizes, and used in such
numbers and quantities as is the usual custom in good practice for securing the various items and
members.
G. Use lumber pressure treated with a water borne salts preservative, Wolman, Erdalith, or Chenowater
Zinch Cloride in accordance with AWPI Specification P‐5 for abutting concrete or masonry in damp
locations.
1. Reduce moisture content to 19% or less after treatment for 2" thick lumber.
2. Reduce moisture content to 23% or less after treatment for lumber larger than 2" nominal thickness.

SECTION 06200 FINISH CARPENTRY
PART 1 ‐ GENERAL
1.1 SCOPE
A. Furnish all labor, materials, equipment, tools, and related items required for the complete installation of
Finish carpentry and Millwork as indicated by the Contract Documents.
Work shall include:

1.2 QUALITY ASSURANCE
A. The "Quality Standards" of the Architectural Woodwork Institute shall apply and by reference are hereby
made a part of this Specification. Any reference to Premium, Custom or Economy in this Specification
shall be as defined in the latest edition of the AWI "Quality Standards".
B. Otherwise conform to the requirements and recommendations of applicable portions of the standards
listed below:

1.3 MATERIALS INSTALLED BUT FURNISHED BY OTHER TRADES
1.4 SUBMITTALS
A. Meet requirements of Section ‐ Shop Drawings, Product Data and Samples.
B. Prior to the fabrication and/or delivery of any finish carpentry item to the job site, submit five (5)
copies of shop drawings on millwork items to the Architect for approval. Drawings shall describe
construction techniques, species of materials and joinery.
C. Show sizes, quantities, markings, materials, finishes, and installed hardware on Shop Drawings.
D. Draw profiles, sections, and view of items especially manufactured for this work at a scale large enough to
permit checking for design conformity.
E. Make assembly and installation drawings to show methods of fastening, bracing, and connecting to work
of other trades.
F. Note, and mark sufficiently, to indicate compliance with requirements of these Specifications.
1.5 DELIVERY AND STORAGE
A. Schedule all deliveries to avoid delays and to prevent greater accumulations than can suitably be stored at
the site.
B. Deliver materials to the site in manufacturer's original, unopened labeled containers.
C. Store to prevent damage from moisture and construction work.
D. Store materials to allow easy access to construction.
E. Stack materials in neat stacks, well off the ground, properly covered to protect from bad weather and
high water.

2.1 SOLID POLYMER COUNTERTOPS:

2. Solid polymer sheets in accordance with ANSI Z124
3. Counter tops, aprons and splashes shall be ¾” thick typically.
2.2 WOOD TRIM
A. Interior Wood: Lumber shall be kiln dried to a moisture content between 6% and 11%.
1. Birch: For interior millwork and paneling to receive stain finish.
a. Lumber: AWI Custom grade Birch.
b. Plywood: AWI Custom grade A/C Birch veneer.
c. Concealed portions of casework shall be sound material of any suitable species.
2. Walnut banding:
a. Lumber AWI Custom grade Walnut to match existing.
3. Fir: For interior backing of paneling not exposed to view.
a. American Plywood Association DFPA rotary cut fir face plywood; conforming to
Commercial Standard SD‐45‐61 and bearing grade and type marks of the American
Plywood Association.
b. Faces: A/C grade.
PART 3 ‐ EXECUTION
3.1 INSTALLATION
A. General: Installation of standing and running trim, cabinets, and doors and frames shall comply with the
applicable requirements of Section 1700 Installation of Architectural Woodwork (Interior) of the AWI
Quality Standards.
B. Workmanship: Exposed woodwork shall have a smooth finish, free from machine and tool marks,
abrasions, and raised grain on exposed surfaces. Joints shall be tight and formed so as to conceal
shrinkage.
C. Interior Woodwork Installation:
1. Accurately scribe and closely fit face plates, filler strips and trim strips to abutting walls
and to irregularities of adjacent surfaces.
2. Wood trim shall have kerfed or hollow backs and shall be in single lengths, except that
running trim shall be in commercial long lengths, jointed only where solid fastenings can
be made and with no splicing pieces shorter than 3 ft. At internal corners, square
members shall be butt jointed and the molding coped; at external corners, members shall
be mitered. At intermediate joints cut members at a 45 degree angle to conceal
shrinkage.
3. Set wood finish straight, plumb, and level, in true alignment, and rigidly fastened in place.
Nailing and fastening shall be concealed where possible. Set exposed nail heads for
puttying.
4. Anchor base and wall cabinets to walls with fully threaded oval head wood screws with
grommets.

SECTION 06411 CASEWORK
PART 1 GENERAL
1.1 SUMMARY
A. Related Documents: Conditions of the Contract, Division 1 ‐ General Requirements, and Drawings
apply to Work of this Section.
1.2 DEFINITIONS
A. HPDL: High pressure decorative laminate.
B. Exposed: As used in this Specification Section, "exposed" portions of casework include surfaces
visible when doors and drawers are closed. Bottoms of casework more than 4’‐0" above finish floor
are considered exposed. Visible surfaces in open casework or behind clear doors also are considered
as exposed.
C. Semi‐Exposed: As used in this Specification Section, "semi‐exposed" portions of casework include
those members behind opaque doors, such as shelves, divisions, interior faces of ends, case backs,
drawer sides, backs and bottoms, and back face of doors. Tops of cases 6’‐6" or more above finish
floor shall be considered semi‐exposed.
1.3 SUBMITTALS
A. General: Submit in accordance with Section 01330.
B. Product Data: Manufacturers specifications and installation instructions for hardware and accessory
items.
C. Shop Drawings:
1. Indicate elevations, profiles, sections, and views of casework fabrications at scale large
enough to permit checking for design conformity (typically 3/4 inch = 1 foot for full sections,
and 3 inch = 1 foot for details).
2. Show sizes, thicknesses, quantities, markings, materials, finishes, accessories, hardware, and
locations of each item.
3. Include assembly and installation drawings to show methods of wood blocking, fastening,
bracing, jointing, and connecting to work of other trades.
4. Indicate dimensions necessary for fitting casework and adjacent equipment and appliances
to fixed planes.
5. Indicate cut‐out locations.
6. Coordinate mechanical and electrical devices and other items occurring in casework.
D. Samples:
1. HPDL: 8‐1/2 by 11 inches on panel backing for each color, texture, and pattern; include
manufacturer’s name and pattern number.
2. Exposed and semi‐exposed cabinet hardware: One set of each type and finish.
E. Informational Submittals:
1. Certifications specified in Quality Assurance article.
2. Qualification Data: Fabricator’s qualification data.
1.4 QUALITY ASSURANCE
A. Single Source Responsibility: Fabricator is responsible for finishing and installation of casework
specified in this Section.
B. Fabricator Qualifications: Company specializing in fabrication, finishing, and installation of quality
casework having minimum of 5 years documented experience under current legal name.
C. Fabricate and install casework to AWI Custom quality standards
D. Flush overlay construction.
1.5 DELIVERY, STORAGE AND HANDLING
A. Comply with requirements of Section 01600.

B. Protect materials from damage, soiling, and deterioration during transit and storage.
C. Do not deliver casework materials until Project site conditions and operations which could damage,
soil, or deteriorate work are complete.
D. Store products and materials in ventilated, interior locations under constant minimum temperature
and relative humidity recommended by casework manufacturer.
1.6 PROJECT CONDITIONS

3.1 EXAMINATION

SECTION 07210 BUILDING INSULATION
Scope: This work comprises furnishings and installing thermal building insulation in walls and over soffits and
ceilings where indicated.

SECTION 08115 HOLLOW METAL DOOR FRAMES
PART 1 ‐ GENERAL
1.1 DESCRIPTION
A. Requirements: Applicable provisions of the General Conditions and of Division 1, General Requirements,
govern all work specified in this section.
B. Submittals: Prior to the fabrication of any material covered under this Section, complete shop drawings shall
be furnished in four copies, blue line prints, with reference made to door numbers and room numbers
shown on the Architectural drawings. Fabrications shall not be started until the Consultant has approved
the submittal in writing.
C. Protection: Hollow metal frames shall arrive at the job site marked to agree with the approved shop
drawings. Store material under cover on wood runners or floors, and in positions recommended by the
manufacturer, always in a manner that will prevent rust and damage.
PART 2 ‐ PRODUCTS
2.1 MATERIALS
A. Door Frames
1. Fabricated doorframes of 16‐gauge cold‐rolled steel for interior in sizes and profiles as shown on
Drawings. Miter corners, weld and grind smooth unless otherwise indicated on Drawings.
2. Prepare frames to receive three silencers at single door openings and two silencers at openings with
doors in pairs.
3. Apply a shop coat of baked‐on rust inhibiting primer.
4. Provide a removable spreader bar welded to the bottom of frames for rigidity during transit
handling.
5. Frames over 4'‐0" wide for installation in masonry walls shall have an angle or channel stiffener, not less
than 12 ga. and not longer than the opening width, welded onto the head at the factory. Such stiffeners
shall not be used as lintels or load‐carrying members.
6. Fabricate frames for large openings in knocked down sections for field assembly with butt joints and
internal reinforcing sleeves. Knocked down frame assemblies shall be trial assembled in the shop.
7. Loose glazing stops shall be 20 ga. steel, butted at corner joints and fastened with oval head
countersunk screws.
B. Frame Anchors:
1. For each jamb in masonry walls, provide 3 or more 16 ga. adjustable jamb anchors of the T‐strap type
spaced not more than 30" apart. Furnish yoke type Underwriters anchors for labeled door openings only.
2. For each jamb in steel stud partitions, provide 4 or more 18 ga. jamb anchors designed for this type of
construction. Anchors shall be welded inside each jamb and wired or bolted to the studs.
C. Frame Reinforcement
1. Hinge: 8 gauge

3.1 INSTALLATION
A. Fabrication
1. General: Steel frames to be rigid, neat in appearance and free from defects, warp or buckle. Wherever
practical, fit and assemble units in manufacturer's plant. Clearly identify work that cannot be permanently
factory‐assembled before shipment, to assure proper assembly at project site. Unless otherwise indicated,
provide countersunk flat Phillips heads for exposed screws and bolts. Prepare doors and frames to receive
mortise and concealed finish hardware in accordance with final Finish Hardware Schedule and templates
provided by hardware supplier. Reinforce doors and frames to receive surface applied hardware. Drilling
and tapping for surface applied finish hardware may be done at project site. Clean, treat and paint exposed
surfaces of steel door and frame units, including galvanized surfaces.
B. It shall be the responsibility of the General Contractor to perform the following:
1. Prior to installation all frames must be checked and corrected for size, swing, squareness,
alignment, twist and plumbness. Permissible installation tolerances shall not exceed the
following:
Squareness + 1/16": measured on a line, 90 degrees from one jamb, the upper corner of the
frame at the other jamb.
Alignment + 1/16": measured on jambs on a horizontal line parallel to the wall.
Twist + 1/16" measured at face corners of jambs on parallel lines perpendicular to the plane
of the wall.
Plumbness + 1/16" measured on the jamb at the floor.
Details opposite illustrate methods of measuring above specified tolerances.
2. Proper door clearances must be maintained in accordance with these specifications, except for
special conditions otherwise noted. Where necessary, metal hinge shims, furnished by the

2) Certain wood species are light sensitive. Protect doors from exposure to light (artificial or natural)

3) Do not subject interior doors to extremes in either heat or humidity. HVAC systems should be
operational and balanced, providing a temperature range of 50 to 90 degrees Fahrenheit and 30% to
50% relative humidity.
4) When handling doors, always lift and carry. Do not drag across other doors or surfaces. Handle with
clean hands or gloves.

For openings with more than one door, door faces must be pair or set matched. This includes doors
separated by a mullion.

2.3 DOOR FABRICATION
A. Factory‐prefit and bevel doors (3°) to suit frame sizes indicated, with 3/16" prefit in width, + 0"/‐ 1/32",
tolerances. Prefit top of door 1/8" +1/16"/‐0", and undercut as designated by floor condition. For fire‐
rated doors comply with NFPA 80 for prefits and undercuts.
B. Factory pre‐machine doors for hardware that is not surface applied. Locations and hole patterns to
comply with specified hardware requirements as per NFPA 80 standards for doors specified; and to
maintain door manufacturer's warranty.

PART 3 ‐ EXECUTION
3.1 Examination
A. Confirm that frames comply with type, size, location and swing requirements and that they are installed
plumb and square.
B. Inspect doors for any damage, manufacturing defects or prefinish inconsistency, e.g. wrong color or poor
finish.
C. If frames and doors pass inspections (see A and B above), proceed to installation. If there are any issues in
either frames or doors, do not proceed to installation. Contact appropriate supplier to correct
unsatisfactory conditions, and proceed with installation only after corrections have been made.
3.2 Installation

3.1 INSPECTION
D. Verify that doors and frames are ready to receive work and dimensions are as instructed by the

3.4 METAL SUPPORT INSTALLATION
A. Metal Runners
1. Align and secure runner tracks accurately to partition layout at both floor and ceiling.
2. Provide fasteners appropriate to substrate construction as recommended by manufacturer.
B. Metal Studs
1. Position metal studs vertically in the runners, spaced as indicated.
2. Place studs so that flanges face in same direction.
3. Cut studs % inch short of full height to provide perimeter relief.
4. Align and plumb partition framing accurately.
5. Where partitions abut ceiling or deck construction or vertical structural elements, provide slip or
cushion type joint between partition and structure as recommended by stud manufacturer
to prevent transfer of structural loads or movements to partitions, and to provide lateral
support.
6. Provide horizontal bracing where necessary for lateral support.
7. Where studs are installed directly against exterior walls, install asphalt felt
strips or glass fiber strips between studs and wall.
8. Coordination:
a. Space the studs at 16" o.c. for compliance with pertinent regulations, to give
proper support for the covering material, and as indicated on the Drawings.
b. Coordinate and provide required backing and other support for items to be
mounted on the finished covering.
c. Coordinate requirements for pipes and other items designed to be housed within
the partition and wall systems.

9. Secure each stud to top and bottom track with screw, except at deflection track.
10. For walls over 12 feet in height, install 1‐1/2" channel stiffeners at 4 feet O.C. vertically.
11. Metal studs at door jamb shall be triple and shall extend full height of wall, with bridging
above doors.
12. Provide continuous horizontal strap bracing both sides of studs or horizontal blocking
continuous between studs within 12" of deflection track.
C. Chase walls
1. Position steel studs on opposite sides of chase directly across from each other.
2. Cut tross‐bracing from gypsum board 12 inches high by chase wall width.
D. Backer plates and blocking
1. Where handrails, grab bars, cabinets, wall‐mounted door stops, or other wall‐hung items
are attached to partitions, install backer plates or wood blocking accurately positioned and
firmly secured to metal studs, whether or not such backer plates or blocking are indicated
on Drawings.
2. Do not use wood blocking in fire‐rated construction.
E. Leveling
1. By use of grout, or by other means approved by the Architect, provide continuous solid
bearing under floor runner members of steel stud partitions and walls.
2. Level in a manner to provide uniform interface with ceilings and other overhead
construction.
F. Hat Channel Furring
1. Attach hat‐shaped furring channels either vertically or horizontally with fasteners through
alternate wing flanges (staggered).
2. Space furring channels at 24 inches on center, unless otherwise indicated. Where furring is
indicated to receive backer board, water resistant gypsum board with ceramic tile, or
veneer plaster, space at 16 inches on center.
3. Install furring channels within 4 inches of floor line and ceiling line.
G. Sound Attenuating Partitions
1. At sound attenuating partitions, set floor runners in two 1/4" diameter continuous beads of
acoustical sealant complying with provisions of Section 07920 of these Specifications.

SECTION 09250 GYPSUM DRYWALL
Scope of Work: This work comprises constructing wood framed gypsum drywall ceilings and partitions, including the
bullet resistant fiberglass panels, and includes finishing the exposed face panel joint.
Products:
A. Gypsum Board shall be the following used as indicated on the Drawings:
a. Gypsum wallboard, 48" wide x 5/8" tk, tapered edge conforming to ASTM C36.
B. Fasteners for securing wallboard shall be Type S screws made for fastening gypsum wallboard to metal
studs.
C. Metal corner beads, control joints, and other accessories shall be galvanized steel.
D. Reinforcing Tape: Cross laminated, spark perforated fiber tape.
E. Joint Compound: Equal to USG All‐purpose Joint Compound.
F. Trim Accessories: Provide corner beads, control joints and metal edges as recommended by the drywall
manufacturer, similar to USG #100 and #200 Series or approved equal.
G. Control Joints: Keenes's No. 40, galvanized.
H. Furring Channels: Roll‐formed from 25 ga. Electro‐galvanized steel with un‐hemmed edges.
I. Joint Topping: Vinyl based all purpose finishing material.
J. Bullet Resistant Fiberglass panels: Armortex O.F. 100 Opaque Fiberglass ballistic grade fiberglass panels. UL
752 Level 1, 1/4” thick.
Installation:
A. Wood Studs:
1. Studs shall be aligned accurately according to the floor plans. Sill plates will be securely attached to
structure with concrete power driven anchors, straight plumb and rigid.
2. Studs shall be positioned vertically, spaced no greater than 16" o.c.
3. All openings shall receive double studs at jambs.
4. Conditions not specifically specified in the Section shall be installed as directed by the Architect.
B. Gypsum Wallboard:
1. Apply gypsum wallboard to supports with long dimension parallel to supports, all abutting ends and
edges occurring over framing members flanges. Wallboard of the maximum practical length shall be used to
minimize end joints. All end joints shall be neatly fitted and staggered. Joints on opposite sides of the
partition shall be so arranged as to occur on different studs. Wallboard shall be cut neatly to fit around all
outlets and switch boxes.
2. Attach gypsum wallboard to supports w/screw type and spacing as required by manufacturer.
3. Joint compound and perforated tape shall be used on all face joints and internal angles formed by
the intersections of walls. Final application of joint compound will be sanded smooth. Apply compound
in three coats at screw holes, sanding between coats. All partitions indicated to extend to the underneath
side of the roof deck shall be sealed tight and be fire taped.
4. Provide metal trim, corner beads and expansion joints as shown on the drawings and/or as required, in
single lengths. At least two coats of joint compound shall be applied over beads and each coat feathered out
onto panel faces.
5. Utilize casing beads whenever boards abut dissimilar materials or end at other than interior corners.
Utilize control joints at locations indicated herein and also vertically from each upper doorframe corner to 6"
above finished ceiling.
C. Workmanship: The completed gypsum wallboard surfaces shall be smooth, level or plumb, and acceptable
to the finish material applicators. All joint treatment on exposed wallboard shall be invisible after painting.
D. Ceiling Furring:
Attach gypsum board to ceiling joists perpendicular to the direction of joists. Install initial 5/8” layer of
gypsum board securely fastened to each joists and additional ceiling joist nailers as detailed on the drawings.
E. Partitions
1. Erect partitions with studs aligned to be plumb and true. Anchor studs top and bottom with runners,
shoes and clips.

2. Attach sill plates to concrete slabs using shielded screws or power driven fasteners. Locate fasteners at
corners, ends, and spaced not to exceed 24" o.c.
3. Space studs as shown and noted but not more than 16" o.c. Locate studs not more than 2" from abutting
partitions and partition corners. Anchor studs to runner flanges with positive screw engagement where
located at corners and at doorframe jambs. Make necessary splices with an 8" nested lap and one screw in
each flange.
4. At doorjambs of doorways up to 4'‐0" wide, double the studs. Fasten reinforcing studs to the anchor clips
on each door frame with bolts or screws. Place horizontally over each frame a cut‐to‐length section of
runner track and attach the screws to the adjacent vertical studs.
5. In chase wall construction, set studs opposite each other and cross brace between the rows of studs with
three studs attached to each pair of studs at the quarter points with drive screws.
F. Fiberglass Bullet Resistant Panels:
1. Install using self tapping drywall screws.

Scope: The work under this Section includes materials and installation of the acoustical tile ceiling systems

A. Acoustic Panels: Mineral fiber panels meeting Fed. Spec. SS‐S118B, Class A, and having an NRC range of .55‐
.65.

Products, Inc., Chicago Metallic Corp., Eastern Products Corp., or Armstrong. Hanger wires shall be No. 12
annealed, galvanized.
2. Each suspension system shall have the following components:
a. Main tee with a double web design and with a rectangular bulb, with 15/16" exposed flange with a
rolled cap; with integral reversible splice.
b. Cross tee with a double web design and with a rectangular bulb; with web extending to form a positive
inter‐lock with main tee; with the lower flange extended and offset.
c. Wall molding with an angle shape and with a 1" exposed face.
d. Modular dimensions to be 24" x 24".
INSTALLATION: The suspension system shall support the ceiling assembly with a maximum deflection of 1/360 of
the span. Space main tee suspension members 4'‐0" o.c. Space hanger for main tees not more than 6" from the
end, and not more than 4'‐0" o.c., across the length. Provide additional hangers as necessary for support of
fixtures and other items so as not to cause excessive deflection. Support main tees only from hangers. Do not
bear on walls or partitions. Support cross runners from main runners. Interlock ends of cross runners with main
runners.
Install boards to rest on flanges or inverted tees with board units fitting neatly against abutting surfaces and
supported wall angles. Balance border areas to avoid units less than 1/3 unit width wherever possible.

1.3 DESIGN
A. Through design, manufacturing technique and material application, frames shall be of the "non‐ricochet
type". This design is intended to permit the encapture and retention of an attacking projectile lessening
the potential of a random injury or lateral penetration. The encapturing barrier shall be ARMORTEX® UL
LISTED BULLET RESISTANT FIBERGLASS manufactured by SAFEGUARD SECURITY SERVICES INC.
PROTECTION LEVEL SHALL BE UL LEVEL I (ONE). Frames shall be of a protection level equal to or greater
than the glazing. Units must be manufactured in strict accordance with the specifications, design and
details. No field alterations to the construction of the units fabricated under the acceptable standards
shall be allowed unless approved by the manufacturer and the architect. All welds shall be in accordance
with the requirements and standard practices of the American Welding Society. All exposed welds shall be
ground flush and finished smooth. Standard manufacturing tolerances shall be +/‐ 1/16" for frame
opening, diagonal dimensions of frame, overall frame width, height, depth, etc. Aluminum or aluminum
clad units are not acceptable.
1.4 SUBMITTALS
A. The following shall be submitted in accordance with Sections 01340 and the SPECIAL CONTRACT
REQUIREMENTS. Submit for approval prior to fabrication: VERIFICATION OF UL LISTING OF BULLET
RESISTANT FIBERGLASS, catalog cuts, shop drawings, specifications, frame profiles, size, type and spacing
of frame anchors, reinforcement size and locations, details of joints and connections, welding details and
printed data in sufficient detail to indicate compliance with the contract documents. Manufacturer’s
instructions for installation and cleaning.
1.5 WARRANTY
A. All materials and workmanship shall be warranted against defects for a period of one (1) year from date of
substantial completion.
PART 2 ‐ PRODUCTS
2.1 FRAMES
A. Bullet Resistant Frames and glazing assemblies shall be manufactured by Safeguard Security Services, Inc.
of San Antonio, Texas. Phone: (210) 661‐8306, (800) 880‐8306, Fax: (210) 661‐8308.
B. Three sided hollow metal "natural voice" frame modules shall be of a "non‐ricochet type" design,
constructed of brake formed commercial grade cold rolled 16 ga. steel lined with UL LISTED BULLET
RESISTANT ARMORTEX® FIBERGLASS. Steel shall be free of scale, pitting, coil breaks and finish work shall
be neat and free of defects. Corners shall be continuously welded the full length of the intersection.
Knocked down and mechanical joints are unacceptable. Frame modules shall be capable of being joined
with other frame modules to form a continuous hardline. Replacement of glazing shall be from the secure
side of the window or wall unit and will not require the removal of the frame from the opening.

2.4 SHADE BAND
A. Shade Bands: Construction of shade band includes the fabric, the hem weight, hem‐pocket, shade roller
tube, and the attachment of the shade band to the roller tube. Sewn hems and open hem pockets are not
acceptable.
B. Hem Pockets and Hem Weights: Fabric hem pocket with RF‐welded seams (including welded ends) and
concealed hem weights. Hem weights shall be of appropriate size and weight for shade band. Hem
weight shall be continuous inside a sealed hem pocket. Hem pocket construction and hem weights shall
be similar, for all shades within one room.
C. Shade band and Shade Roller Attachment:
a. Use extruded aluminum shade roller tube of a diameter and wall thickness required to support
shade fabric without excessive deflection. Roller tubes less than 1.55 inch (39.37 mm) in
diameter for manual shades, and less than 2.55 inches (64.77 mm) for motorize shades are not
acceptable.
b. Provide for positive mechanical engagement with drive / brake mechanism.
c. Provide for positive mechanical attachment of shade band to roller tube; shade band shall be

c. Provide shade hardware system that allows for operation of multiple shade bands offset by a
maximum of 8‐45 degrees from the motor axis between shade bands (4‐22.5 degrees) on each
side of the radial line, by a single shade motor (multi‐banded shade, subject to manufacturer’s
design criteria).
2.7 SHADE MOTOR DRIVE SYSTEM
A. Shade Motors:
a. Tubular, asynchronous (non‐synchronous) motors, with built‐in reversible capacitor operating
at 110v AC (60hz), single phase, temperature Class A, thermally protected, totally enclosed,
maintenance free with line voltage power supply equipped with locking disconnect plug
assembly furnished with each motor.
b. Conceal motors inside shade roller tube
c. Maximum current draw for each shade motor of 2.3 amps.
d. Use motors rated at the same nominal speed for all shades in the same room.
B. Total hanging weight of shade band shall not exceed 80 percent of the rated lifting capacity of the shade
motor and tube assembly.
2.8 MOTOR CONTROL SYSTEMS
A. IQ/MLC: Specifications and design of shade motors and motor control system are based on the IQ/MLC
motor logic control system manufactured by MechoShade Systems, Inc. Other systems may be
acceptable provide that all of the following performance capabilities are provided. Motor logic control
systems not in complete compliance with these performance criteria shall not be accepted as equal
systems.
B. Motor Control System:
a. Provide power to each shade motor via individual 3 conductor line voltage circuits connecting
each motor to the relay based motor logic controllers (IQ/MLC).
b. Control system components shall provide appropriate (spike and brown out) over‐current
protection (+/‐ 10 percent of line voltage) for each of the four individual motor circuits and shall
be rated by UL or ETL as a recognized component of this system and tested as an integrated
system.
Wall Switches:
c. Three‐button architectural flush mounted switches with metal cover plate and no exposed
fasteners.
d. Connect local wall switches to control system components via low voltage (12V DC) 4‐conductor
modular cable equipped with RJ‐11 type connectors supplied, installed and certified under
Division 16 ‐ Electrical.
e. Connect master wall switches to control system components via low voltage (12V DC) 6‐
conductor modular cable equipped with RJ‐12 type connectors supplied, installed and certified
under Division 16 ‐ Electrical.

A. Roller Shade Pocket for recessed mounting in acoustical tile, or drywall ceilings as indicated on the
Drawings (for Shade Type 1).
B. Provide either extruded aluminum and or formed steel shade pocket, sized to accommodate roller
shades, with exposed extruded aluminum closure mount, tile support and removable closure panel to
provide access to shades.
PART 3 EXECUTION
3.1 EXAMINATION
A. Do not begin installation until substrates have been properly prepared.
a. If substrate preparation is the responsibility of another installer, notify Architect of unsatisfactory
preparation before proceeding.
3.2 PREPARATION
B. Clean surfaces thoroughly prior to installation.
C. Prepare surfaces using the methods recommended by the manufacturer for achieving the best result for
the substrate under the project conditions.
3.3 INSTALLATION
A. Install roller shades level, plumb, square, and true according to manufacturer's written instructions, and
located so shade band is not closer than 2 inches (50 mm) to interior face of glass. Allow proper
clearances for window operation hardware.
B. Turn‐Key Single‐Source Responsibility for Motorized Interior Roller Shades: To control the responsibility
for performance of motorized roller shade systems, assign the design, engineering, and installation of
motorized roller shade systems, motors, controls, and low voltage electrical control wiring specified in this
Section to a single manufacturer and their authorized installer/dealer. The Architect will not produce a
set of electrical drawings for the installation of control wiring for the motors, or motor controllers of the
motorized roller shades. Power wiring (line voltage), shall be provided by the roller shade installer/dealer,
in accordance with the requirements provided by the manufacturer. Coordinate the following with the
roller shade installer/dealer:
a. Main Contractor shall provide power panels and circuits of sufficient size to accommodate roller
shade manufacturer’s requirements, as indicated on the mechanical and electrical drawings.
b. Main Contractor shall coordinate with requirements of roller shade installer/dealer, before
inaccessible areas are constructed.
c. Main Contractor shall run line voltage as dedicated home runs (of sufficient quantity, in sufficient
capacity as required) terminating in junction boxes in locations designated by roller shade dealer.
d. Roller shade installer/dealer shall provide and run all line voltage (from the terminating points)
to the motor controllers, wire all roller shade motors to the motor controllers, and provide and
run low voltage control wiring from motor controllers to switch/ control locations designated by
the Architect. All above‐ceiling and concealed wiring shall be plenum‐rated, or installed in
conduit, as required by the electrical code having jurisdiction.
e. Main Contractor shall provide conduit with pull wire in all areas, which might not be accessible to
roller shade contractor due to building design, equipment location or schedule.
C. Adjust and balance roller shades to operate smoothly, easily, safely, and free from binding or malfunction
throughout entire operational range.
D. Clean roller shade surfaces after installation, according to manufacturer's written instructions.
E. Engage Installer to train Owner's maintenance personnel to adjust, operate and maintain roller shade
systems.
3.4 PROTECTION
A. Protect installed products until completion of project
B. Touch‐up, repair or replace damaged products before Substantial Completion.

SECTION 13400 FIRE PROTECTION SYSTEM
The existing fire protection sprinkler system shall be modified to the extent necessary to redirect and cover all
areas of the new spaces. Make any revisions to meet all aspects of the NFPA 13. Submit plans to the AHJ and
obtain all approvals prior to start.

SECTION 15010 MECHANICAL & ELECTRICAL SPECIAL CONDITIONS
SCOPE OF WORK: The work under this section shall comprise the furnishing of all labor, transportation, materials,
equipment, and tools necessary for the complete installation of the Mechanical and Electrical systems as hereinafter
specified. All work shall be in accordance with the applicable ordinances, codes, and regulations of the city and the
state.
FEES AND PERMITS: The mechanical and electrical contractors shall secure and pay for all permits, which are required
for the work performed under their section of the plans and specifications.
GUARANTEE: All materials and workmanship shall be fully guaranteed for a minimum of one year from the date of
acceptance of the work. Some equipment may have a longer warranty if stated in the manufacturer's literature or if
specifically noted to be required. During this period all parts or materials found to be defective shall be replaced
without cost to the Owner.
MANUFACTURER'S DIRECTIONS: The manufacturer's published directions shall be followed in the delivery, storage,
protection, installation, piping and wiring of all equipment and material. The contractor shall promptly notify the
engineer in writing of any conflict between the requirements of the contract documents and the manufacturer's
directions, and shall obtain the engineer's instructions before proceeding with the work. Should the contractor
perform any work before receiving such instructions from the engineer, he shall bear all costs arising in connection
with the deficiencies.

SECTION 15400 AIR CONDITIONING
SCOPE OF WORK: Furnish and install all materials, equipment, and labor necessary to complete the installation of the
HVAC system within the areas shown on the drawings. All work shall be in accordance with the applicable
ordinances, codes, and regulations.
COORDINATION: Schedule all work with the General superintendent and other trades as required.
CODES: All work shall be performed in compliance with the following codes:
1. International Building Code 2012.
2. International Mechanical Code 2012.
3. International Plumbing Code 2012.
4. International Energy Conservation Code 2012.
5. All applicable state and local codes.
HEATING AND COOLING EQUIPMENT
No new HVAC equipment is required for this scope of work. It is understood that all existing equipment is in good
working order and capable of being reused as indicated on the drawings.
DUCTWORK
New supply and return ducts shall be constructed of sheet metal and shall be externally wrapped with 2" foil
backed insulation. New branch ducts shall be foil backed flex duct with an inner and outer vapor barrier.
Maximum length of any single new flex duct shall be limited to eight feet (8’).

SECTION 16010 GENERAL ELECTRICAL
SCOPE: Furnish all material, equipment, transportation. Perform all labor required for the complete electrical
installation as specified herein and as shown on the accompanying drawings. Verify extent of existing electrical
service. Coordinate all work and schedules with General Superintendent.
WORK INCLUDED: All work shall be done in strict accordance with all applicable city, county, state and National
Codes, specifications and ordinances and in accordance with all utility company regulations. All materials and
workmanship shall comply with all applicable state and national codes, specifications, manufacturer's
recommendations and "NECA Standards on Installation."
GROUNDING: All electrical equipment installed on this project shall be properly grounded in strict accordance with
Section 250 of the N.E.C.
GENERAL
All electrical work and installation shall comply with NFPA 70, National Electrical Code.
CONDUCTORS AND RACEWAYS
Interior Applications: All conductors shall be copper. Wiring interior to the units for branch circuiting may be
nonmetallic‐sheathed cable or MC cable, as allowed by local code.
GROUNDING
An equipment‐grounding conductor will be installed in all conduits containing feeders and branch circuit wiring,
regardless of conduit type or material.
INTERIOR LIGHTING
Refer to the Architectural Reflected Ceiling Plan for the light fixture schedule and locations of all light fixtures. It is
the intention for most fixtures to be reused, however where new fixtures are indicated to “match existing”, verify
that the proposed new fixtures match in general design, size, lamp type, operation, etc. Verify that any new light
fixtures meet the requirements of the current energy codes and ordinances.
ELECTRICAL DEVICES
Receptacles and switches in finished areas shall be standard style nylon devices with nylon cover plates. The color
selection of the devices and cover plates shall be coordinated with the Architect. All receptacles and switches shall
be rated at 15A or 20A, except those that serve equipment that require larger ratings. Receptacles with ground
fault circuit interrupters will be used for receptacles installed in toilets and within six feet of sinks.
FIRE ALARM SYSTEM
The facility is equipped with a fully functional fire alarm system. Relocate devices as indicated on the drawings.
No new zones or devices are necessary. Comply with NFPA 72, TAS and ADA requirements and the City of Denton
regulations.
DATA, IT and CAMERA SYSTEMS
The drawings indicate the locations for new data outlets, cameral positions and related technology items. The
scope of this work is only to provide and install necessary J‐boxes and conduits with pull strings from indicated
locations to accessible locations above the ceilings in coordination with the Owner furnished IT department
vendor(s). Where conduit is required and where installed above non‐accessible ceilings and in walls, the conduit
shall be 3/4" or larger.

SECURITY SYSTEM
Furnish and install a wireless door chime at door 103.3 to monitor the position of this door. The chime shall be
able to be positioned in a remote location as directed by Owner.
