7042 - Construction of Home Improvement Program- 111 Peach Street, 3.Statement of Work/ SpecificationsPage 1 of 2 City of Denton Home Improvement Program General Specifications & General Notes to Contractor Allison & Taylor Kami 111 Peach Street Denton, TX 76209 (940) 594-9444 PROJECT TYPE: Home Improvement Program General Specifications 1. All products and materials shall be new in unopened containers and/or packaging. 2. Contractor shall clean construction debris from the dwelling and site to a dumpster or legal landfill at least once each week, and leave the property in broom clean condition. In occupied dwellings, be removed from living quarters daily. 3. Installation of all products and materials shall be according to the manufacturer's instructions. 4. "Install" means to purchase, deliver, set up, test and warrant a new component. 5. "Replace" means to remove and dispose of material, purchase new material, deliver, install, test and warrant. 6. "Repair" means to return a building component to like new condition through replacement of parts, adjustment and recoating of parts. 7. "Reinstall" means to remove, clean, store and install a component. 8. Items required by local code, construction standard or other requirement must be completed for final payment. 9. Contractor shall remedy any defect due to faulty material or workmanship and pay for all damage to other work resulting therefrom, which appear within one year from an accepted final inspection. Contractor shall furnish owner with all manufacturers' and suppliers' written warranties covering items furnished under this contract prior to release of the final payment. 10. New materials shall be matched with existing materials to be consistent with surrounding surfaces. 11. All Change Orders must be approved by City of Denton, homeowner and contractor prior to performing changed or additional work. Any additional cost due to product or material upgrades is solely the contractor’s expense unless authorized by the City of Denton, homeowner and contractor. 12. Payment requests shall be based on satisfactory completion of individual or groups of spec items. 13. Contractor is responsible for verifying accurate field dimensions, sizes, quantities, square feet, linear feet, etc. before ordering materials, products, or supplies. Quantities, square feet, linear feet, etc. listed in the bid package are for the convenience of the contractor. City of Denton Community Development make nor imply any guarantee for the accuracy of these numbers. 14. All electrical work must meet the National Electrical Code adopted by the city or by the state for counties and be completed by a state licensed electrician. 15. All plumbing work must meet the International Plumbing Code adopted by the city or by the state for counties and be completed by a state licensed plumber. 16. If digging is required, the contractor is responsible for locating utilities underground. 17. Contractor is responsible for complying with all applicable permitting requirements. Page 2 of 2 18. Contractor is responsible for ensuring that work does not encroach on property lines, setbacks, or easements. 19. Contractor is responsible for complying with EPA and/or HUD lead-based paint rules. 20. Each specification must be bid separately. Lump sum bids will not be accepted. General Notes to Contractors 1. All labor and materials must comply with the "General Specifications Manual for Rehabilitation and Construction," henceforth referred to as the General Specifications Manual, and the City of Denton building code requirements. (A copy of the General Specifications Manual is available upon request.) 2. Project must proceed within ten (10) working days of the date of signing contracts. Project will be completed within the period specified after the date of contract signing. Note: DELAYS, EXTENSION OF TIME WILL REQUIRE A SIGNED CHANGE ORDER. 3. Contractor must complete and pass all required building inspections and obtain approval of the final inspection of the unit and complete any punch list items noted during final CD staff inspection of unit. 4. Contractor will provide a one-year warranty on the unit. The warranty period will begin upon the date of initial occupancy by the Owner or homebuyer in the case of an infill new construction project). 5. Contractor will provide lien waivers for all subcontractor/materialmen utilized and a General Contractor’s Affidavit, Warranty, and Lien Waiver statement. 6. Contractor must include in bid, and advise Project Manager as to any item or items that may have been left off plans that could result in code violations. 7. Contractor at Contractor's expense will be responsible for any items not included in bid, but are shown on plans or specified in General Specifications Manual or required by City of Denton building codes. 8. Penalty clauses will be outlined in contract and bid documents and will be enforced. 9. Any variations or substitutions in construction, fixtures, or materials from plans must be approved, in writing, by Project Manager prior to execution. 10.
