AN ORDINANCE OF THE CITY OF DENTON, TEXAS, PROVIDING FOR A CHANGE FROM
AGRICULTURE (A) ZONING DISTRICT CLASSIFICATION TO SINGLE FAMILY (SF-10)
ZONING 'i DISTRICT CLASSIFICATION AND USE DESIGNATION FOR 58 351 ACRES OF
LAND LOCATED ON THE WEST SIDE OF F M 2181), PROVIDING FOR A PENALTY IN
THE MAXIMUM AMOUNT OF $2,000 00 FOR VIOLATIONS THEREOF, AND PROVIDING
FOR AN EFFECTIVE DATE
WHEREAS, Warren Corwin, P E , with Corwin Engineering, on behalf of Joe and Teresa
Freeman, has applied for a change in zoning for 58 351 acres of land from Agriculture (A) zoning
district classification and use designation to Single Family (SF-10) zoning district classification and
use designation, and
WHEREAS, on October 14, 1998, the Planning and Zoning Commission recommended
approval of the requested change in zoning and
WHEREAS, the City Council finds that the change in zoning will be in compliance with the
1988 Denton Development Plan and the 1998 Denton Plan Policies, NOW, THEREFORE
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS
SpetionI That the zoning district classification and use designation of the 58 351 acre tract
of land described in the legal description attached hereto and incorporated herein as Exhibit A, is
changed from Agriculture (A) zoning district classification and use designation to Single Family
(SF-10) zoning district classification and use designation, under the comprehensive zoning ordinance
of the City of Denton, Texas
5ection 11 That the City's official zoning map is amended to show the change in zoning
district classification
Section III That any person violating any provision of this ordinance shall, upon conviction,
be fined a sum not exceeding $2,000 00 Each day that a provision of this ordinance is violated shall
constitute a separate and distinct offense
Section IV That this ordinance shall become effective fourteen (14) days from the date of
its passage, and the City Secretary is hereby directed to cause the caption of this ordinance to be
published twice in the Denton Record-Chromcle, a daily newspaper published in the City of Denton,
Texas, within ten (10) days of the date of its passage

All that certain tractor parcel of land situated in the Eli Pickett Survey, Abstract No 1018, Denton
County, Texas, and being part of a tract described in a deed from J L Madewell to D L Causey, et
ux on February 14, 1978, Recorded in Volume 875, Page 576, Deed records of said County, and
being more particularly described as follows
BEGINNING, at an iron pin at a fence comer on the west (R O W ) of F M 2181 and at the
northeast comer of the said tract,
THENCE, South 00004126" West, with the west (R O W ) of said F M road for a distance of
1072 93 feet top an iron pin fro comer,
THENCE, South 89°4100" West, for a distance of 238170 feet to a steel pin in the west line of said
Pickett survey,
THENCE, North 01025'29" East, along said west line of Pickett survey for a distance of 1073 39 feet
to a steel pin,
THENCE, North 89°4100" East, for a distance of 2356 40 feet to the POINT OF BEGINNING and
containing 58 351 acres of land
