ORDINANCE NO. G9- O
AN ORDINANCE OP THE CITY OF DENTON, TEXAS, PROVIDING FOR A CHANGE
FROM PLANNED DEVELOPMENT ZONING DISTRICT NO. 69 TO OFFICE ZONING
DISTRICT CLASSIFICATION AND USE DESIGNATION FOR 6.033 ACRES OF LAND
KNOWN AS LOT 1, BLOCK 1 OF THE DENTON RETIREMENT CENTER ADDITION,
PROVIDING FOR A PENALTY IN THE MAXIMUM AMOUNT OF $2,000 FOR
VIOLATIONS THEREOF, AND PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, the Vintage Retirement Community, on behalf of CS
Denton Partners, LTD, has applied for a change in zoning for 6.033
acres of land from Planned Development Zoning District No. 69 to
office zoning district classification and use designation; and
WHEREAS, on November 11, 1992, the Planning and Zoning
Commission recommended approval of the requested change in zoning,
WHEREAS, the City Council finds that the change in zoning will
be in compliance with the Denton Development Plan, NOW, THEREFORE,
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS:
SECTION I. That the zoning district classification and use
designation of the 6.033 acres of land described as Lot 1, Block 1
of the Denton Retirement Center Addition, is changed from Planned
Development Zoning District No. 69 to Office zoning district
classification and use designation under the comprehensive zoning
ordinance of the City of Denton, Texas
SECTION II That the City's official zoning map is amended to
show the change in zoning district classification.
SECTION III. That any person violating any provision of this
ordinance shall, upon conviction, be fined a sum not exceeding
$2,000. Each day that a provision of this ordinance is violated
shall constitute a separate and distinct offense.
SECTION IV. That this ordinance shall become effective
fourteen (14) days from the date of its passage, and the City
Secretary is hereby directed to cause the caption of this ordinance
to be publishes' twice in the Denton Record -Chronicle, the official
newspaper of tre City of Denton, Texas, within ten (10) days of the
date of its passage

All that certain 6.033 acre tract of parcel of land situated in the
EIIGENL PUCNhU RI SURVEY, ADSTRACT NO. 996, Denton County, Texas, part of
said tract being LOTS 1 and 21 BONNIE BRAE ADDITION, in the City and
County of Denton, Texas; said tract being further described herein by
metes and bounds as follows:
BEGINNING for the Northeast corner of the tract being described herein at
an iron pin at the Northeast corner of Lot 2, Bonnie Brae Addition, as
shown by plat recorded in, Volume 11 Page 7, Plat Records, Denton County,
Texas, in the West line of Bonnie Brae Street;
THENCE South 12 degrees 44 minutes 35 seconds East with said street
152.51 feet to an iron pin set in the ground at angle point in the East
line of said Lot 1;
THENCE South 0 degrees 18 minutes 58 seconds East with said road 56.58
feet to "X" cut in concrete said walk at the Southeast corner of Lot 1,
of said Bonnie Brae Addition;
THENCE South 0 degrees 06 minutes 15 seconds East with said road 103.99
feet to an iron pin found in the ground; at the Southeast corner of
tract shown by deed to Texas A i M University Development Foundation, as
shown by deed recorded in Volume 9320 Page 437, Deed Records, Denton
County, Texas;
THENCE North 89 degrees 16 minutes 08 West, 213.13 feet to an iron pin
foL-d at fence corner post;
THENCE South 89 degrees 58 minutes 16 seconds West, 161.48 feet to an
iron pin found at fence corner;
THENCE North 89 degrees 42 minutes 55 seconds West, at 11.7 feet an "Xu
cut in concrete at the Southwest corner of said Texas A i K University
Development Foundation tract, overall, a total distance of 473.41 feet to
an iron pin found at the Southwest corner of tract shown by deed to
Jameeba Vegturs tract, as shown by deed recorded in Volume 1239; page
548, Deed Records, Denton County, Texas;

THENCE South 89 degrees 40 minutes 39 seconds East with fence 520.72 feet
to fence cornerpost at the Southeast corner of said Block "A", Med-Tax
Subdivision;
THENCE South 88 degrees 57 minutes 02 seconds East, 301.68 fast to the
POINT OF BEGINNING.
