AN ORDINANCE ACCEPTING THE DEDICATION OF LOT 14, AUDRA ESTATES
ADDITION, AS SHOWN IN THE DEDICATION DEED EXECUTED BY SCHNEIDER &
JUSTICE, INC. ATTACHED HERETO, FOR STREET AND UTILITY PURPOSES; AND
DECLARING AN EFFECTIVE DATE.
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS:
SECTION I. That the City of Denton, Texas, accepts the
dedication of Lot 14, Audra Estates, for street and utility
purposes, as offered by dedication deed executed by Schneider &
Justice, Inc. , dated March 8, 1990, a copy of which is attached
hereto.
SECTION II. That the Department of Planning is authorized and
directed to let the real property dedicated be designated as a
public street on the Official Map of the City of Denton, Texas.
SECTION III.
That this ordinance shall become effective immediately upon
its passage and approval. ,t ,

That Schneider & Justice, Inc., hereinafter known as Grantor, for and
consideration of the mutual advantage to accrue to the Grantor and the
City of Denton do by these presents dedicate to the use of the public
and the City of Denton, Texas, for the purpose of streets and utilities
the following described property, to -wit:
All that certain lot, tract or parcel of land lying and being situated
in the City and County of Denton, State of Texas, being all of Lot 14,
Block A, Audra Estates, as shown by plat recorded in Cabinet D, Slide
190, Plat Records, Denton County, Texas;
The recitation of consideration herein is for the purpose of providing
consideration as required by law to cause this dedication to be
effective and binding on all parties hereto. This dedication does not
in any way enhance the value of any other property now owned by said
Grantors.
TO HAVE AND TO HOLD the hereinbefore described property to the public
and the City of Denton, Texas for streets and utilities forver.

THAT Denton County Agricultural Fair Association 26856
of Denton County, Texas, in consideration of the sum of Ten dollars and no/100
($10.00) and other good and valuable consideration in hand paid by the City of
Denton, Texas receipt of which is hereby acknowledged, do by these presents
grant, bargain, sell and convey unto the City of Denton, Texas, the free and
uninterrupted use, liberty and privilege of the passage in, along, upon and
across the following described property, owned by Denton County Agricultural
Fair Association, situated in Denton County, .Texas in the Robert Beaumont
Survey, Abstract No. 31.
ALL that certain lot, tract or parcel of land lying and being situated in the
City and County of Denton, State of Texas, and being part of the Robert Beaumont
Survey, Abstract Number 31, Denton County, Texas, and also being part of a tract
of land as conveyed from W.C. Kimbrough to Denton County Agricultural Fair
Association by deed dated April 28, 1948 and recorded in Volume 346, Page 199 of
the Deed Records of Denton County, Texas, and more particularly described as
follows:
BEGINNING at a point at the northeast corner of said Denton County Agricultural
Fair Association tract, and being the southeast corner of a tract of, land
conveyed from Richard A. Harris and wife, Cornelia Harris to C.M. Davidson,
Thomas Sweatman, and Leroy Barber, Trustees of the Central Baptist Church of
Denton, Texas, by deed dated July 25, 1958 and recorded in Volume 439,. Page .128
of the Deed Records of Denton County, Texas, said point also being along the
west right-of-way line of Carroll Boulevard;
THENCE south along the west right-of-way line of Carroll Boulevard a distance of
260' to a point for corner;
THENCE north OOo 52' 53" west a distance of 260.03' to a point for corner,
said point also being on the north boundary line of said Denton County
Agricultural Fair Association tract;
THENCE east along the north boundary line of said Denton County Agricultural
Fair Association tract a distance of 4' to the Point of Beginning and containing
520 square feet of land.
n And it is further agreed that the said City of Denton, Texas will not disturb
nor remove from the property above described, such fences, buildings or trees
as may now be found upon said property.

For the purpose of constructing, reconstructing, installing,' repairing, and
perpetually maintaining sidewalks in, along, upon and across said premises, with
the right and privilege at all times of the grantee herein, his or its agents,
employees, workmen and representatives having ingress, egress, and regress in,
along upon and across said premises for the purpose of making additions to,
improvements on and repairs to the said sidewalks or any part thereof.
