AN ORDINANCE APPROVING A PLANNED DEVELOPMENT DETAILED PLAN FOR
2 8 ACRES OF LAND LOCATED AT THE NORTHEAST CORNER OF U S
HIGHWAY 77 AND FALLMEADOW STREET, PROVIDING FOR A PENALTY IN THE
MAXIMUM AMOUNT OF $1,000 00 FOR VIOLATIONS THEREOF, AND PROVID-
ING FOR AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS HEREBY ORDAINS
SECTION I
That there is hereby approved for that planned development
district created by Ordinance No 70-53, a detailed plan,
attached hereto as Exhibit "A" and incorporated herein by
reference, for 2 8 acres of land within said district, said land
being described in Exhibit "B" attached hereto and incorporated
herein by reference
SECTION I
That the 2 8 acres herein described shall be developed and
used in accordance with the detailed plan approved herein,
subject to the following conditions
Land uses permitted shall be those uses listed in
article 7, subsection H, of the schedule of uses of
Appendix B-Zoning of the Code of Ordinances
Sidewalks shall be constructed, in accordance with
City standards, along Fallmeadow Street and U S
Highway 77 within the area covered by the detailed
plan
All electric distribution lines within the area of
the detailed plan shall be located underground, in
accordance with City standards
4 All signs shall be subject to the regulations
applicable to non-residential zoning districts as
provided for by Appendix B-Zoning, as amended, of
the Code of Ordinances
SECTION III
That a copy of this ordinance shall be attached to Ordinance
No 70-53, showing the approved plan and use for the property
herein described
SECTION IV
Any person who shall violate a provision of this ordinance,
or fails to comply therewith or with any of the requirements
thereof, or of a permit or certificate issued thereunder, shall
be guilty of a misdemeanor punishable by a fine not exceeding
One Thousand Dollars ($1,000 00) Each such person shall be
deemed guilty of a separate offense for each and every day or
portion thereof during which any violation of this ordinance is
committed, or continued, and upon conviction of any such viola-
tions such person shall be punished within the limits above

AN ORDINANCE OF THE CITY OF DENTON, TEXAS, AMENDING THE DETAILED
PLAN APPROVED BY ORDINANCE NO 86-121 FOR A PORTION OF PLANNED
DEVELOPMENT DISTRICT NO 8, LOCATED AT THE NORTHEAST CORNER OF U S
HIGHWAY 77 AND FALLMEADOW STREET, PROVIDING FOR A PENALTY IN THE
MAXIMUM AMOUNT OF $2,000 00 FOR VIOLATIONS THEREOF, AND PROVIDING
FOR AN EFFECTIVE DATE
WHEREAS, by Ordinance No 86-121, the City Council approved a
detailed plan for 2 8 acres of land located in the northeast corner
of U S Highway 77 and Fallmeadow Street, as described therein, and
WHEREAS, the owner has applied for approval of a revised de-
tailed plan for that land, and
WHEREAS, the Planning and Zoning Commission recommended ap-
proval of the amended detailed plan, NOW, THEREFORE,
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS
SECTION I That Exhibit A of Ordinance No 86-121, the de-
tailed plan for the 2 8 acres of the district described therein is
amended by the adoption of the revised detailed plan, attached to
and incorporated into this ordinance by reference
�ECTION II That Section II of Ordinance No 86-121 is
amended to read as follows
Section II, That the 2 8 acres of land herein described
shall be developed and used in accordance with the de
tailed plan approved, subject to the following condi
tions
1 Sidewalks meeting city standards shall be
constructed along Fallmeadow Street and U S
Highway 77
2 All electric distribution lines shall be
located underground in accordance with City
specifications
SECTION III That a copy of this ordinance shall be attached
to Ordinance No 86-121, showing the amendments made
SECTION IV, That any person violating any provision of this
ordinance shall, upon conviction, be fined a sum not exceeding
$2000 00 Each day that a provision of this ordinance is violated
shall constitute a separate and distinct offense
SECTION V That this ordinance shall become effective
fourteen (14) days from the date of its passage, and the City
Secretary is hereby directed to cause the caption of this ordinance
to be published twice in the Denton Record -Chronicle, the official
newspaper of the City of Denton, Texas, within ten (10) days of the
date of its passage

THE CITY OF DENTON'S COMPREHENSIVE PLAN
The proposed new planned development district should be considered
as a neighborhood service project This type of project would
relate well with the adjacent low intensity neighborhood district
by providing selected goods and services such as gasoline,
groceries, assorted small retail businesses, office space, dry
cleaning services, etc
Landscaping has been designed so as to allow for the smoothest
