HomeMy WebLinkAbout1983-049Z-1566/HOMA BADIE NO� AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP APPLIES TO LOT ONE, BONNIE BRAE ADDITION, DENTON COUNTY, TEXAS, AND MORE PARTICULARLY DESCRIBED HEREIN, AND DECLARING AN EFFECTIVE DATE THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS SECTION I The Zoning Classification and Use designation of the following described property, to -wit All that certain lot, tract or parcel of land lying and being situated in Denton County, Texas, being Lot 1, Bonnie Brae Addition, located along the west side of Bonnie Brae Street beginning approximately 200 feet north of the intersection of Bonnie Brae and West Oak and known as 215 Bonnie Brae, Denton, Texas is hereby changed from Multi -Family "MF-l" District Classifi- cation Use to Planned Development PD" District Classification and Use under the Comprehensive Zoning Ordinance of the City of Denton, Texas with the following conditions and specifications 1 The development shall conform to all applicable codes and standards prescribed in the City of Denton Zoning Ordinance, building codes, and subdivision regulations 2 The use of the property shall be limited to one (1) medical office building that shall not exceed two (2) stories in height 3 A detailed site development plan, architectural renderings and/or elevations and landscaping which conforms with the approved concept plan must be submitted and approved by the Planning and Zoning Commission and City Council before issuance of building permits The Zoning Map of 14th day of January, Ordinances of the City 69-1, be, and the same District Classification and specifications SECTION II the City of Denton, Texas, adopted the 1969, as an Appendix to the Code of of Denton, Texas, under Ordinance No is hereby amended to show such change in and Use subject to the above conditions That the City Council of the City of Denton, Texas, hereby finds that such change is in accordance with a comprehensive plan for the purpose of promoting the general welfare of the City of Denton, Texas, and with reasonable consideration, among other things for the character of the district and for its peculiar suitability or particular uses, and with a view to conserving the value of the buildings, protecting human lives, and encouraging the most appropriate uses of land for the maximum benefit to the City of Denton, Texas, and its citizens SECTION III That this ordinance shall be in full force and effect immediately after its passage and approval, the required public hearings having heretofore been held by the Planning and Zoning Commission and the City Council of the City of Denton, Texas, after giving due notice thereof PASSED AND APPROVED this the _J_(L_ day of AFTLST APPROVED AS TO LEGAL NORM C J TAYLOR, JR , MY ATTORNEY CITY OF DENTON, TEXAS BY M 1983 2 ��- 6Cr. ,r- 5 AG-9 -2 Ole 1 u 51 0 ON o IC U 'oD s SCALE — I9Z=7y n I , i
