AN ORDINANCE AMENDING ARTICLE 13 OF APPENDIX A -SUBDIVISIONS AND ARTICLE
13 OF APPENDIX B-ZONING OF THE CODE OF ORDINANCES OF THE CITY OF DENTON,
TEXAS, 1966, AS AMENDED, RELATING TO LOT LINES, MININUM LOT ARFAS, LOT
WIDTHS AND SIDE YARD REQUIREMENTS FOR TWO-FAMILY DWELLINGS AND ONF-FAMILY
ATTACHED DWELLINGS; PROVIDING FOR A SEVERABILITY CLAUSE, AND PROVIDING
FOR AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS HEREBY ORDAINS
SECTION I
That Article 13 03(f) of Appendix A -Subdivisions of the Code of
Ordinances of the City of Denton, Texas is hereby amended to read as
follows
"(f) No building, except buildings designed and constructed as two-
family dwellings or one -family attached dwellings, shall be
constructed on or across existing lot lines Where buildings
designed and constructed as two-family dwellings or one -family
attached dwellings are constructed on or across lot lines, the
buildings shall be so located so that the common walls separating
the individual living units are located on and alonq the common
lot lines of the adjoining lots in which the buildings are
located "
SECTION II
That Article 13A(1) of Appendix B-Zoninq of the Code of Ordinances of
the City of Denton, Texas is hereby amended to read as follows
"(1) In the following zoning districts the minimum lot area for
residential use shall be in accordance with the following
schedule, provided, however, where a two-family dwelling is
built across a lot line or a lot on which a two-family dwelling
is located is subdivided or resubdivided the minimum area of the
lot on which each living unit is located shall contain a minimum
of 3,000 square feet "

SECTION III
That Article 13B(1) of Appendix B-Zoning of the Code of
Ordinances of the City of Denton, Texas is hereby amended to read as
follows
11(1) In the following zoning districts the minimum lot width
for residential use shall be in accordance with the
following schedule, provided, however, where a two-family
dwelling is built across a lot line or a lot on which a
two-family dwelling is located is subdivided or
resubdivided the minimum width of the lot on which each
living unit is located shall be not less than thirty (3n)
feet

SECTION IV
That Article 13F(1) of Appendix B-Zoning of the Code of
Ordinances of the City of Denton, Texas is hereby amended to read as
follows
(1) In the following zoning districts, the minimum required
side yard shall be in accordance with the following
schedule and no building, structure or use shall hereafter
be located so as to have a smaller side yard on each side
of such building than herein required, provided, however,
where a building designed and constructed as a two-family
dwelling or one -family attached dwelling is built across a
lot line or a lot on which a two-family dwelling is located
is subdivided or resubdivided, no minimum side yard shall
be required on that side of the dwelling where one living
unit adjoins the other living unit along a common wall

residential uses shall be the same as required in the MF-1 district No side yard
13 specified for nonresidential uses except as indicated in Article 13F(2)
SECTION V
That if any section, subsection, paraqraph, sentence, clause,
phrase or word in this ordinance, or application thereof to any
person or circumstance is held invalid by any court of competent
3urisdiction, such holding shall not affect the validity of the
remaining portions of this ordinance, and the City Council of the
City of Denton, Texas, hereby declares it would have enacted such
remaining portions despite any such invalidity
SECTION VI
That this ordinance shall become effective immediately upon its
passage and approval
