TEXAS, AS SAME WAS ADOPTED AS AN APPFNDIX TO THE CODE OF
ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1,
AND AS SAID MAP APPLIES TO 0 494 ACRE OF LAND, MORE OR LESS,
AND DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I.
The Zoning Classification and Use designation of the
following described tract of land, to -wit
Being all that certain tract or parcel of land situated in the
M E P & P R R Cc Survey, Abstract No 1469, Denton County,
Texas, being all of a certain (called) 0 5 acre tract described
in a deed from T H Douglas, et ux to S R Moore, et ux,
recorded in Volume 406, Page 208, Deed Records and being also
the west 1/2 of a (called) one acre tract described in a deed
from O R Carlton, et ux to W H Pitts, recorded in Volume
357, Page 66, Deed Records of Denton County, Texas, and being
more particularly described as follows
BEGINNING at an axle and right of way post at the southeast
corner of said 0 5 acre tract on the northerly right of way of
U S Highway 380, and at the southwest corner of a certain
tract described in a Deed from Quincy Hughes to Paul Gallo,
recorded in Volume 521, Page 686, Deed Records, Denton County,
Texas,
THENCE south 77039' west with the northerly right of way of
U S Highway 380 a distance of 105 0 feet to a steel pin,
THENCE north a distance of 210 0 feet to a steel pin,
THENCE north 77039' east a distance of 105 0 feet to a steel
pin at the northwest corner of said Paul Gallo Tract,
THENCE south a distance of 210 0 feet to the point of beginning
and containing 0 494 acre of land, more or less
is hereby changed from Agricultural "A" District Classification
Use to General Retail "GR" District Classification and Use on
approximately 0 494 acre of land, more or less under the
Comprehensive Zoning Ordinance of the City of Denton, Texas
The Zoning Map of the City of Denton, Texas, adopted the
14th day of January, 1969, as an Appendix to the Code of
Ordinances of the City of Denton, Texas under Ordinance No
69-1, be, and the same is hereby amended to show such change in
District Classification and Use
SECTION II
That the City Council of the City of Denton, Texas hereby
finds that such change is in accordance with a comprehensive
plan for the purpose of promoting the general welfare of the
City of Denton, Texas, and with reasonable consideration, among
other things for the character of the district and for its
peculiar suitability or particular uses, and with a view to
conserving the value of the buildings, protecting human lives,
and encouraging the most appropriate uses of land for the
maximum benefit to the City of Denton, Texas, and its citizens
SECTION III
That this ordinance shall be in full force and effect
immediately after its passage and approval, the required public
hearings having heretofore been held by the Planning and Zoning
Commission and the City Council of the City of Denton, Texas,
after giving due notice thereof
